If you're waiting for mortgage rates to fall back to 3%, here's the honest picture. Rates have held in the 6% to 7% range for roughly three years now, and most forecasters, including the Mortgage Bankers Association, expect them to stay near that range for a while.

A return to pandemic-era lows isn't in anyone's forecast right now.

Here’s quiet part nobody is quite saying out loud: 6% to 7% is close to the long-run historical average for mortgages. The 2% and 3% years were a historical anomaly. Does that help make today’s monthly payment reality easy to swallow? No, but it does mean waiting for a number that isn't coming back can cost you.

Scammers send emails that look exactly like they came from your title company or lender, with new wiring instructions that route your cash to close straight to them. Here's the defense, and it takes two minutes. Before you wire a single dollar, call a phone number you already know and trust, not one from the email, and confirm the instructions out loud.
