After three years of follow-up, the seller called and said she was finally ready to sell. I go to walk the property.

Seller: I’m not taking any less than $150,000.

Me: Ok, I’m sure if you close up the drywall in the kitchen and bedroom, remediate the mold in the basement, and clean the house out. You can get $150,000 from someone that will live here. It’ll make a great starter home.

Seller: I’m not paying for anything…I’m selling it As-is.
Me: 😳

Me: This house has been vacant for a few years. I’m not sure if you realize it, but the longer that you hold on to the property, the more it costs you. You’ll have to sell it at a higher price to get your money back...

Seller: I don’t care…$150,000 is my number.
Me: Say less 🏃🏾 💨💨💨

Moral of the story. Don’t let your emotions cloud your judgment if you have a vacant property. It’s costing you money every day. Just because the ship is sinking, it doesn’t mean that you have to go down with it.
