This interview was recorded about 6 months ago now and since then this question has been asked many times:

With the market so expensive should a first time buyer wait?

The answer is absolutely not. The market will only keep becoming more and more expensive.

The K economy is continuing to grow and real estate is proving to be how many people are staying above the bottom of the K.

That being said, purchasing a home now for a first time buyer may be different than it's been in the past, certainly from our parents generation, and even from just a decade ago.

Understanding your options can make a massive difference in wealth in your future.

The method I speak about in this video is not the only way, just the way I would personally go about buying a house as a first time buyer in today's market. But there are many other ways to make this dream a reality.

Don't change the dream, change how you get there! 👊🏼

National buyer activity slowed again in April, but the Mid-Atlantic is telling a very different story 👀

While the national buyer activity index came in at 42, the Mid-Atlantic was at 64, making it one of the strongest regions in the country. Price direction also stayed strong at 63, showing that values are continuing to hold steady despite higher rates.

Bottom line: buyers in Maryland and the surrounding Mid-Atlantic are still very active, and home prices are still showing resilience.

If you are waiting for demand to disappear completely before making a move, this data suggests that may not happen anytime soon.

One of my favorite programs in Baltimore is Vacants to Value. This is an amazing program that has helped Baltimore to restore many of its historical homes.

This program allows investors to offer a $10,000 grant to homebuyers for their property, if they purchase a vacant home from the city. Making their house more attractive in a competitive market.

Baltimore has so many neighborhoods with upside if you know where to look and how to finance it the right way.
