What to know:
🔍 Ordered by the lender after you go under contract
🏠 Appraiser visits the property + compares it to recent nearby sales
💰 Typically $400–$700, varies based on the home
⚖️ The appraiser works for the lender — no one can pressure the number

Today's term: APR (Annual Percentage Rate)

You'll see two numbers when you're shopping for a mortgage — the interest rate and the APR. They look similar but they're not the same thing.

Your interest rate is what the lender charges you to borrow money.

Your APR includes the interest rate PLUS other costs rolled in — things like lender fees, discount points, and mortgage insurance.

That's why the APR is almost always slightly higher than the interest rate.

💡 Why it matters: APR gives you the fuller picture of what a loan actually costs. When you're comparing offers from different lenders, APR is the better apples-to-apples comparison.

Don't just look at the rate. Look at the APR.
