A lot happened this week — so here’s what actually matters if you’re thinking about buying or selling. 👇

📈 Rates: Mortgage rates moved higher this week and are generally hovering in the high 6s. Remember, mortgage rates don’t move one-for-one with the Fed.

🏦 The Fed: Rates were raised by 0.25% this week as inflation remains elevated.

🏡 Massachusetts: More homes are hitting the market compared to last year, giving buyers more choices — but well-priced homes are still competitive.

⚓ Rhode Island: Inventory remains tight and prices continue to show strength.

✨ Bottom line: More options doesn’t automatically mean a buyer’s market. This is a local market, and the right strategy depends on the home, the area, and YOUR numbers.

🚫 MORTGAGE MYTH: "I have student loans, so I can't buy a house."

✅ THE TRUTH: Lenders care about your monthly PAYMENT — not your total balance.

This is one of the biggest myths keeping people on the sidelines 👇

Here's what actually happens:

When you apply for a mortgage, your lender looks at your Debt-to-Income ratio (DTI). That's your total monthly debt payments divided by your monthly income.

For student loans, they look at:
📋 Your actual monthly payment (if you're in repayment)
📋 Or a calculated amount based on your balance (if deferred or on an income-driven plan)

What this means:
✅ Having student loans does NOT automatically disqualify you
✅ Many buyers with significant student debt qualify for mortgages every day
✅ Income-driven repayment plans can actually help keep your DTI manageable

The key is understanding how YOUR specific loans factor into the equation — because it varies by loan program (conventional, FHA, VA all handle it slightly differently).
