I want to share something a little different this week. Less market data, more business strategy.

There is a stat I keep thinking about. NAR surveyed nearly 50,000 agents and found that while 68% have used AI in some form, only 17% say it has made a significant positive impact on their business. That gap says everything.

The agents winning with AI right now are using it for the time-consuming tasks that eat into their day. 68% are writing listing descriptions with it. 59% are creating social media content. 53% are drafting emails and newsletters. That is an hour or more back in your day, every single day, that you can redirect toward clients and conversations that actually move the needle.

But here is where it gets really interesting. PwC just released their Emerging Trends in Real Estate 2026 report and they are calling the next phase agentic AI. These are tools that plan and act with minimal prompting and run continuous processes around the clock. Not just helping you write things but actually doing things on your behalf while you sleep. This second wave is just starting to hit residential real estate and the agents who figure it out now will have a real edge over the ones who discover it two years from now.

The agents winning with AI are not the most tech-savvy people in the room. They are the ones who treat it like a junior assistant and put it to work consistently.

Happy Easter! Let me tell you how buying a home is a lot like your Easter egg hunt, and I promise this analogy is going to stick with you the next time you go house hunting.

On the surface it is exciting and fun, but the real value comes from what you find when you look a little deeper. At first glance homes can seem very similar, just like eggs scattered across a yard. But the best ones are never the most obvious. That is why you cannot judge a home just by the photos.

Here is what smart buyers are actually looking for. Number one, great bones: the structure, roof, HVAC, plumbing, and electrical. Not flashy but absolutely the real golden eggs. Number two, location within the neighborhood: cul de sacs, larger lots, backing to trees, quiet streets. These things do not always show up in an online search but they matter enormously. Number three, cosmetic fixers: old carpet, outdated kitchens, paint colors you do not love. These are where you create instant equity. Number four, layout potential: unfinished basements, extra rooms, space you could open up. A lot of buyers miss what a home could become. And number five, motivated sellers: homes with price reductions or that have been sitting for weeks or even months can be your best opportunities.

Do not just jump on the first house you see. The people who win the Easter hunt are not running around randomly. They are looking where everyone else is not. Be patient, look past the surface, and make sure you have someone guiding you who knows where the real value is hidden.

Everyone keeps asking me if now is a good time to buy, and most people aren't going to like my honest answer.

Yes, there's a lot of noise out there. Global events, inflation data going back and forth, tariffs adding pressure. But while buyers are sitting on the sidelines, Congress just passed one of the biggest housing bills in a generation.

The ROAD Act restricts large Wall Street investors from buying up single-family homes and streamlines permitting so more homes can actually get built. That means less competition from institutional buyers and a more level playing field for everyday families.

Low inventory is still keeping home values stable, and the buyers who move with the right strategy this spring are going to look back on this as one of the best decisions they ever made.

๐Ÿ“ข Fannie Mae just made a big move.

Starting Nov 16, 2025, their Desktop Underwriter (DU) will no longer require a 620 minimum credit score.

That means approvals will consider your entire financial profile including income, assets, and overall loan structure, not just your score.

This could be a game changer for buyers with strong finances but lower scores.

And about that 50-year mortgage rumor? Still just talk for now.

With the government shutdown still in place, there wasnโ€™t much data to give markets direction. Even so, mortgage rates moved slightly lower, returning to levels seen before last monthโ€™s Fed meeting pushed them higher.

This Week's Mortgage Rate Forecast: Rates likely to hold steady or improve ๐Ÿ‘
Itโ€™s still unlikely mortgage rates will fall significantly, but some improvement is possible this week despite Fridayโ€™s upcoming inflation data. If rates donโ€™t move lower, theyโ€™ll likely hold near current levels with little risk of moving much higher.

๐Ÿ“ˆ Whatโ€™s affecting rates this week:
- Government shutdown: Labor market data that normally influences mortgage rates continues to be delayed, including weekly jobless claims. A budget compromise this week seems unlikely, but if one happens, markets could react quickly and add some rate volatility.
- Inflation data: The CPI consumer inflation data, postponed last week because of the shutdown, is now set for release Friday. Itโ€™s considered critical since it determines 2026 Social Security cost-of-living adjustments. If there is a big jump in inflation, that could cause mortgage rates to move higher to end the week.

Mortgage rates had some small day-to-day movements in rebate pricing (the credit a lender gives toward closing costs or the points you pay to get a lower rate), but rates themselves didnโ€™t move much, with little economic or labor market data to influence them.

A second week with no end to the shutdown expected, mortgage rates are unlikely to make any big moves. There could be some volatility Tuesday after the bond market reopens, since it was closed Monday while stocks continued trading. There will be some economic data and Fed speakers this week, but nothing that should cause any major movements.
