For the first 10 years, we did what most operators do: find a deal, lock it up, then race to raise millions in 45 days. Stressful. Competitive. And you are always starting from behind. In Florida, especially, where you can be up against 20 or 30 buyers on the same deal, showing up without money already raised is a significant disadvantage.

So, we changed the model. Now we raise capital first, and then we buy. When I call a broker today and tell them I have $10 million in the bank and I need a deal, the entire conversation is different. We get access to deals we never would have seen before. That is the fund-first model.

I bought my first apartment building and could not figure out why the applicants were so poor. A housing counselor named Karen walked through the kitchen and said no one wants to live in a 1930s kitchen.

I had spent every dollar I had to buy the place, but I took her advice and renovated one unit for about $5,000. New kitchen, new floors, a space people would actually want. Rent jumped from $415 to $599, and the first applicant was a grad student with a parent co‑signer. That was the moment I understood value add.

When evaluating markets, data sources matter. Broker reports, research firms, and online services provide valuable insights, but it all comes back to economics. Demand must exceed supply for growth to happen.

In shrinking markets, owners compete for the same tenants, often offering concessions just to keep occupancy. In growing markets, demand naturally supports rent growth and stability. Understanding this simple principle is key to successful investing.

Most investors spend more time analyzing the property than analyzing the people running it. That’s backwards.

Over the last 28 years I’ve learned that great markets can hide weak operators. A polished pitch deck means nothing if the sponsor can’t perform when conditions change.

These are the 4 rules I developed when vetting any deal sponsor:

🟢 Consistent transparency with investors

🟢 True alignment when capital events happen

Red flags in multifamily deals are not always obvious, but they matter. Start with the market: growth, diverse employment, and strong fundamentals. Then drill down to the sub‑market and neighborhood. High crime? Walk away instantly.

At the property level, age and location can make or break the deal. Buying the nicest asset on a weak street is a trap. Early investors often chase C‑class value‑add, but long‑term wealth comes from higher‑quality assets in strong neighborhoods. The key is knowing when to pass so you can focus on deals that truly build wealth.
