The FED's estimated target to begin reducing rates looks to be May or Q2. How much? well.. Don't get to excited. However, those mortgage 8's might be gone for a while which is good news. Housing pricing is still inflated but there have been some pull back this winter. Investing strategies are different for everyone for example flipping stocks are risky but liquidity is fast. Long term planning however takes time and patience. Some will say home ownership isnt a sound long term investment, however when looking over 5-10/20 yrs calculate how much rent you will get back. Interesting Day!! Put my Realtor hat on and was able to get a dear friend of mine under contract with a new build. While staying afterward to discuss more details (exact lot size etc) another Realtor came in to discuss buying for herself. I overheard a conversation about lender difficulties. I put my Mortgage Advisor hat on and began having a great conversation on current market conditions. She asked if I was "stable"? I was like huh? She quickly rephrased "how well do you service clients"? I was like GIRL, I'm also a Realtor I got this! She immediately smiled and said lets meet and discuss. Look, fellow Realtors, I am STABLE.. You can purchase a home now and IF (big IF) the rates retreat 2 yrs from now you can refi out of not only the higher rate but might also with the increase in property value be able to remove the PMI. Yes interest rates are higher than last year, yes property values have increased. However, home ownership still has major value to your budget. For Example, .. Renting gets a roof over your head which is good, but ask yourself will 2 yrs of rents be more valuable than equity? To think prices of homes will drop to negative values isn't a strong financial position. 2007-2012 proved that +1-3% and then 11+% on the later. 20% increase no but not ever a negative market here in DFW.
