Citivest Completes Sale of Palm Desert Town Center!
81,990 SF Trader Joe’s–Anchored Retail Center | Palm Desert, California

Citivest Commercial Investments, in partnership with Ares, has completed the sale of Palm Desert Town Center, an 81,990 square foot Trader Joe’s–anchored retail center located in Palm Desert, California.

Since acquiring the property in 2016, the partnership executed a multi-year repositioning strategy focused on improving tenant quality, implementing capital improvements, and driving long-term value creation.

During ownership, the partnership enhanced the tenant mix with national credit tenants including Aspen Dental, GNC, and an Armed Forces Recruitment Center, while implementing significant property improvements.

This marks another successful collaboration between Citivest and Ares, one of the largest alternative investment managers globally with more than $620B in assets under management.

🏬 Citivest Acquires Leetsdale Marketplace in Denver, Colorado!

Citivest and its partner, MDC Realty Advisors, are excited to announce the acquisition of Leetsdale Marketplace, a 112,000 SF grocery-anchored retail center located at the signalized intersection of Leetsdale Drive & South Quebec Street. Anchored by Save A Lot and a diverse mix of service-oriented tenants, the center serves a dense, infill trade area near Cherry Creek, Glendale, and Lowry.

This $13M acquisition marks Citivest’s fourth retail acquisition in Colorado since 2022, further strengthening our presence in high-growth, supply-constrained infill markets. The acquisition aligns with Citivest's strategy of acquiring well-located retail assets with embedded value-add and leasing upside.

Transaction Closed | Thornton Town Center – Thornton, CO

Another value-add retail strategy comes full circle.

Citivest Commercial Investments has successfully completed the sale of Thornton Town Center, a 266,000+ SF neighborhood retail center located along Interstate 25 in the Denver metro area.

When Citivest acquired the property, the center was just 20% occupied, despite its prime location between two of Colorado’s highest-trafficked national retailers. Recognizing the opportunity, the Citivest team executed a comprehensive repositioning strategy that included strategic leasing, renovations, tenant improvements, and parcel subdivision.

Within the first year of ownership, more than 140,000 square feet was leased, bringing the center to over 70% occupancy and repositioning the property as a revitalized retail destination. Today, the center is anchored by a large indoor adventure park and continues to attract interest from national tenants.

With strong leasing momentum and renewed market visibility, the asset ultimately drew institutional buyer interest—culminating in a successful sale.
