In the month of May, 43,300 new and resale home transactions closed escrow in California. In all of 2018, there were 442,000 home sales in California. This represents 19,900 fewer sales than 2017, amounting to a decrease of 4.3%.

In Orange County, this June had 2,717 home sales compared to 2,876 same time last year. This is a 5.5% drop from 2018. In certain communities we are seeing the average days on market (DOM) drop year over year. However, Orange County as a whole is seeing an increase of an average 15 DOM last year to 22 DOM this year. That is a 46% increase but still less than 30 days on average to sell a home.

Home sales appear to be continuing their year-over-year decrease throughout 2019. Even with historically 3-year low interest rates, home sales have slowed. The shift is slowly moving towards a buyer’s market with opportunity to purchase that new home before interest shift and start climbing higher.

The Federal Open Market Committee (FOMC) is set to meet tomorrow to decide whether to lower interest rates or not. The FOMC is the monetary policymaking body of the Federal Reserve System. The lowering of the key interest rate will have an immediate positive impact on the stock market.
