Here's what to do if you have a gap...

To address an appraisal gap, buyers have a few options:

Negotiate with the Seller: The buyer can ask the seller to lower the price to match the appraised value.
Increase Down Payment: The buyer can cover the gap by increasing their down payment to make up the difference between the appraised value and the purchase price.
Split the Difference: The buyer and seller can negotiate to split the difference in some manner that is agreeable to both.
Challenge the Appraisal: If the buyer believes the appraisal is inaccurate, they can request a review of the appraisal or get a second appraisal.
