Episode 4 of Good Deal is live, and this one is from the borrower's side of the table.

Richard Montano of Lifting Mountains Capital has spent eighteen years rehabbing single-family and multifamily property in San Diego. The building in this clip sits a block from an elementary school and two blocks from a junior high. He put two million dollars into it, and he still owns it today.

In the episode, he gets into the water lines he replaced on our film day, sleeping on the street in San Diego before he was twelve, and what eighteen years taught him about choosing a lender.

We once took back a Yogi Bear campground.

Not a metaphor. An actual licensed Jellystone campground on Clear Lake, hours from anything, with metered hookup sites and a seasonal revenue model that only worked if people knew the brand. Most didn’t.

We held it, we sold it, and we learned a lesson that still governs our underwriting to this day.

We Took Denver!

Last week, we headed up to Denver for an evening we’d been looking forward to. The crew landed at Halo Rooftop Bar on the 19th floor of the Kimpton Claret Hotel, and we came ready — full bar, solid food (yes, the espresso-crusted beef tenderloin was as good as it sounds), and a room full of people who actually do deals.

The conversations were exactly what we showed up for. Fix-and-flip strategies, bridge opportunities, DSCR plays in today’s rate environment. No fluff, no pitch decks, just real talk with operators and brokers who are actively in the market.
