A pre approval is not a one size fits all document.

One of the biggest misconceptions I see is buyers thinking they can use the same pre approval letter for every property they look at. The truth is, where you buy matters just as much as what you buy.

Taxes, insurance, HOA fees, and location all play a role in your numbers and can change what you comfortably qualify for.

That’s why your pre approval should be tailored to the property and the area you’re shopping in. A strong mortgage strategy is about accuracy, preparation, and making sure there are no surprises once you go into contract.

I always tell my clients: the more specific we are upfront, the smoother the process becomes later.
