Youâre clear to close⌠so you buy the new car. đ
Not so fast.
One of the biggest mistakes I see homebuyers make before closing is taking on new debt. A new car loan, financing furniture, opening a new credit card, or having your credit pulled can change your financial profile at the exact moment your lender is preparing to finalize your mortgage.
And yes, your lender can find out.
Iâve seen a new car purchase delay a closing by two weeks because we suddenly needed a co-signer to make the numbers work.
My advice? Until those keys are officially in your hand:
đĄ Donât finance the furniture.
đ Donât buy the car.
đł Donât open new credit.
đ Get the house FIRST.
Working with an experienced mortgage broker means having someone guide you through the entire process, not just getting you pre-approved.
