The appraisal on this new build in Mt Airy, NC came back as “rural.” But we still got it closed on time.

Our guidelines don’t usually cover rural properties, so the loan needed an exception to move forward. While we worked on that, we went through the client’s construction budget and found it didn’t include the cost of the roof or any cushion for overruns. If we had funded it as submitted, the client could have run out of money before the house was finished. We added both to the budget so the loan covers the full build.

Rochester, NY has very little institutional competition, and the flip numbers show it. $130K median margin, up 40% in a year.

Once a home is listed, it moves fast: nearly 3 in 4 go off-market within two weeks. Getting it there takes longer, with hold times around 249 days from purchase to resale, so plan your carry costs early.
