"Cash to close” is one of those mortgage terms that sounds pretty self-explanatory… until you realize there’s a little more to it. 👀

It’s the final amount you’re responsible for bringing to closing after factoring in things like your down payment, closing costs, prepaid taxes and insurance, earnest money you’ve already paid, and any seller or lender credits.

In other words: purchase price ≠ loan amount ≠ cash to close.
