Nothing beats the nugs 🤷♀️🦕

There are a lot of things I hope my daughter learns from watching me grow up alongside this business.

I want her to learn not just how to work hard, but how to show up for people.

💪 The most important part of my job usually happens behind the scenes, in he moments where it would be easier to say “there’s nothing we can do," but you keep digging anyway because someone is depending on you.

That’s the part I’m proudest of.

People trust me during one of the biggest financial decisions of their lives…and feel taken care of in the process.

😏 It's actually best if I'm the one asking the questions around here (at least to start!!!!!)

What's your timeline?
What kind of monthly payment are you looking for?
How much wiggle room to do you have for cash to close?
How much interest are you going to be paying depending on *when* you close?

And no — this doesn’t mean everyone should delay closing until the end of the month.

Sometimes getting the keys sooner is absolutely worth it.

But sometimes Buyers are so focused on “just getting to closing” that they don’t realize there may be opportunities to save money simply by understanding how the timing works.

That’s why I run scenarios constantly.

Not to overwhelm you with numbers… but so you can make decisions based on actual information instead of vibes and panic 😅

Most people have no idea these things even matter until someone takes the time to explain them.

And honestly? That’s the whole job.

Because under $500K, you’re not just finding “starter homes.”

You’re seeing:
✔️ 4–5 bedrooms
✔️ updated kitchens + newer construction
✔️ finished or finish-able basements
✔️ fenced yards, decks, wooded lots, and actual outdoor space
✔️ community amenities like pools, dog parks, and playgrounds

A lot of these homes feel like the kind of places people picture when they say they want “room to grow.”

That’s the biggest thing jumping out to me with Elkton: SPACCE.

🤌 For kids, for guests, for a home office...space to actually LIVE and grow into your house instead of just cramming everything in.

You’re also seeing a pretty wiiiiiiide range under that $500K mark depending on what matters most to you:

👉 Newer build vs more character, move-in ready vs future potential, bigger yard vs neighborhood amenities

This is exaaaaaactly why I always tell my Buyers not to assume what’s “out of budget” before actually looking at the market.

You somehow end up with 10 tabs open, three different opinions, and zero actual answers.

So you pell yourself you’ll come back to it when you “know more" and "feel more comfortable."

Baaaaaabe. It ain't gonna happen if you KEEP doomscrolling.

Getting pre-approved means you're getting actual data points that apply to YOU, that way you can use YOUR numbers to make decisions about YOUR situation and therefor YOUR timing.

Somewhere along the way, we were taught to fear the home-buying process.

Meanwhile, it’s one of the most incredible milestones in life.

🤯 Like...you literally did that.

You hustled and saved and took a chance on yourself so you could call something YOURS and have a financial asset that will support you not just for years, but DECADES to come.

✨ Can we bring a little whimsy back into the process???

Sure, it isn’t sexy. Sure, there are a lot of unknowns.

🤸 But do a freaking cartwheel across your lawn on Closing Day. Post your keys. Throw a housewarming party. Shout it from the rooftops.

Meanwhile I’m over here firing off questions like:

🤔 Okay but what’s your lifestyle?
🤔 What stresses you out?
🤔 How long do you actually want to stay in this house?
🤔 Do you want the lowest payment possible or the most flexibility?
🤔 Are we buying your dream home or your “this makes sense right now” home?

The “best” loan is rarelyyyyyy about what sounds the fanciest.

It’s about what fits YOUR life.

And maybe this is the Enneagram 2 in me, but I genuinely *care* about making sure people feel supported and informed instead of rushed into a decision they don’t fully understand.
