I get invited into people’s lives at such a specific moment.

Usually something is changing.

Someone’s pregnant. Someone got married. Someone got divorced. Someone got the job. The kids need more room. The dog needs a yard. Someone is ready to stop renting. Someone else is doing something they genuinely never thought they’d be able to do on their own.

And then I get the text: “Okay...I think we’re ready.”

🥹🥹🥹

THAT is why I get so invested in this stuff.

We've officially bumped our budget to $750K, and this might be one of my favorite stops in the series because there is absolutely NO consensus on what that money should buy you here 😂

✔️ You want a fully renovated house on more than half an acre? Done.

✔️ You want brand-new construction where nobody has ever touched your shower? We have that too.

✔️ You want five bedrooms in Trolley Square so you can walk to coffee, dinner, and drinks? Say less.

✔️ You want newer, low-maintenance living with a giant kitchen island and money LEFT in the budget? Also an option.

Your budget is only one piece of the puzzle. What you want your everyday life to look like matters just as much. So at $750K, I'm not asking you which house is the "best."

👀 I'm asking which version of Wilmington feels most like **you**.

😂 I am simply asking you to CALL 👏 ME 👏FIRST 👏

Because I would much rather have our first conversation while you're casually thinking, “Maybe we could buy this year?” than after you've spent three hours on Zillow, fallen deeply in love with a kitchen, mentally placed your Christmas tree in the living room, and THEN decided to figure out whether the numbers work.

Babe 😭 Let me save you the emotional damage.

We can figure out what you qualify for, what you actually feel comfortable spending, what your monthly payment could look like, and whether there’s anything we should work on BEFORE you start seriously shopping.

And if the answer is, “Yep, you're ready”?

THEN we call the Realtor 😌🏡

You do not need to know what loan you need. You do not need to have 20% down. You do not need to understand the process yet.

That's literally what I'm here for.

I think people assume they need to come to me with answers.

😵‍💫 A budget. A timeline. The perfect credit score. A spreadsheet. A Zillow board with 47 saved homes.

You don't.

In fact, some of my favorite conversations start with:

"I don't even know if this is possible."

or

"I have absolutely no idea where to start."

Good news!!! That's my favorite place to meet people!!! 🤣🥂

👉 You don't need to know how much house you can afford, which loan program makes the most sense, or whether buying now or six months from now is the right move.

That's what I'm here for.

The first step isn't having all of the answers. It's having a conversation.

Everything else? We figure out together.

IT'S 👏 INFORMATION 👏 NOT 👏 A 👏 VERDICT 👏

"I have student loans."
"I don't have enough saved."
"My credit score isn't where I want it to be."
"I won't be ready for another year."

😵‍💫 ...okay? That's all INFORMATION. But you've been conditioned to believe it means you can't buy a home.

As someone who's in the weeds of this every single day, thats not how it works.

My job is figuring out everything that exists in the space between your financial information and your goal: getting into a home.

🤷‍♀️ That's why I don't mind when someone comes to me six months early. Or twelve months early. Or isn't sure if buying a home is even on the table.

I don't need every conversation to end with a pre-approval or a closing date.

Sometimes the biggest win is replacing, "I'll never be able to do this," with, "Okay, here's what we're working toward."

Homeownership isn't a race. It's also not a test you either pass or fail.

It's just one more goal that gets a whole lot less overwhelming when you stop trying to figure it all out by yourself 🤍

Every town has its *thing* and Lincoln University's is OPTIONS.

Because under $500K you can have:

🌳 acres of land
🏡 a move-in ready rancher
🔨 a fixer upper with incredible bones
🐎 room for horses
👨‍👩‍👧‍👦 enough space for the whole family

There's not one "type" of Buyer here. Some towns are all about new construction. Others are all about maximizing square footage or walkability.

But Lincoln University allows YOU to decide what matters most.

More privacy? More land? More potential? More flexibility? There isn't one right answer.

(Which, if you've been around here for a while, sounds suspiciously like my entire philosophy on mortgages. 😉)

If I can count on her for anything, it's to say what she's thinking with her face 🤣

*The look* is usually reserved for things like vegetables, brushing teeth, or me saying it's time to leave the playground...

But I've learned from the best and now I make the same face when I hear some of these homebuying myths.

Not because people should already know better. Someone just gave them bad information and they've been carrying it around ever since.

I would NEVER expect you to know how mortgages work.

🫡 That's MY job.

So before you count yourself out, wait another year, or make a financial decision based on something you heard from a friend, coworker, or a guy on TikTok...

Call someone who does this every single day.
