**15-Year vs. 30-Year Mortgage: Which One Is Actually Better?**

Most people assume a 15-year mortgage is the smarter choice because you pay off your home faster and save on interest.

But here's what I want you to understand: **Paying off your mortgage faster doesn't always mean you're making the best financial decision.**

A 15-year mortgage typically means higher monthly payments but less interest over time.

A 30-year mortgage typically gives you lower monthly payments, freeing up money for savings, investing, and other financial goals.

So which one should you choose?

**The answer depends on what you're trying to accomplish financially, not just how quickly you want to pay off your house.**

In this video, I break down the differences and explain why the right mortgage should fit your entire financial plan.

Thinking about buying a home in Delaware or Maryland?

**Send me a message with "15 or 30" and let's compare the numbers to see which option makes the most sense for you.**

Thinking about buying your first home in Delaware? Tomorrow morning is a good place to start.

Most first-time buyers I meet aren’t short on motivation. They’re short on a clear picture of how the process actually works, and that’s what keeps them renting a year longer than they planned.

If you bought next year instead of this year, what would that wait cost you?

Tomorrow I’m teaching a free Virtual Delaware Home Buyer Seminar. We’ll cover:

How the home buying process works, step by step
What lenders review, and why it matters
Common mistakes first-time buyers make
What Delaware homebuyer options may be available to you

You don’t need to be ready to buy, and this isn’t a sales pitch. It’s an hour of straight answers. Bring your questions.

Saturday, October 10, 2026, 10 AM Eastern. Free. Online.
Can’t make 10 AM? Register anyway and I’ll send you the replay.

You don't need $29,000 to buy a $400,000 home in Delaware.🏡

Most first-time buyers think they need 3.5% down plus closing costs. On a $400,000 home, that's about $29,000. That number stops a lot of renters before they start.

But with the right plan:

Down payment assistance can cover 5%, or $20,000
Your Realtor can negotiate $5,000 from the seller toward closing costs

That brings your out-of-pocket cost down to about $4,000.

I'll walk through exactly how it works at my free Virtual Delaware Home Buyer Seminar. The seminar is based on my book, Your Guide to Buying Your First Home in Delaware.

Agents, what's the shortest closing you've written this fall? 👇

Drop your number in the comments.

Here's why I wouldn't write a 14- or even a 21-day closing right now:

On November 2, the new UAD 3.6 appraisal report becomes mandatory for conventional loans. One industry report expects appraisals to take 25% to 50% longer on the new format.

Some of that delay is temporary. Report-writing time will shrink as appraisers learn the new format and software.

Some of it is permanent. The new report needs more photos, more condition detail, and more measurements, so the appraiser will be in the house longer.

✅ Build extra days into your contracts
✅ Listing agents: tell your sellers to expect a longer appraisal visit

The loan officers who win the next two years won't be the ones waiting for rates to drop.

They'll be the ones who adapt.

Here's the reality: rates are at their highest level since 2023, refis are down more than 50% from last year, and technology is turning fast approvals into table stakes. The old playbook doesn't work in this market.

A line I read this week says it perfectly:

"Ambition gives you the drive to pursue where you want to go. Adaptability allows you to let go of how you thought you'd get there."

Our team lived that this year when we moved to AnnieMac Home Mortgage. We went looking for better leadership, better products, better technology, and the freedom to innovate, and we found it.

Since the move, we've:
- Launched weekly pipeline and processing meetings with our executive team
- Started building dedicated support roles so LOs can focus on clients
- Begun bringing AI into our operations
- Brought back structured sales coaching for our loan officers

And we're expanding across the Mid-Atlantic.

If you're a loan officer who feels stuck with outdated systems and slow-moving leadership, I'd like to talk. No pressure, just a conversation about where the industry is headed and how we're building for it.

Send me a message.

Quick test for my agent friends 👇

On the current appraisal report, where is the appraised value?

Page 1? Top of the form? Next to the square footage?

Nope. It's at the bottom of PAGE TWO. 🤦‍♂️

That changes with the new UAD 3.6 appraisal report. Starting November 2, 2026, new conventional appraisals put the value right at the top of page one, alongside the condition rating and any required repairs with an estimated cost.

No more digging. Your buyers and sellers will see the whole story at a glance.

Watch the clip from my Realtor class on the new appraisal playbook. 🎥

Be honest in the comments: did you know where the value was on the old form?

Adapt or die.

That's where the mortgage industry is right now.

The 30-year fixed just hit its highest level since 2023. The 10-year Treasury is above 5%. Refinance applications are down more than half from a year ago, and one in five listings has a price cut.

Meanwhile, technology is making loan decisions faster and cheaper every month. A fast approval is no longer a competitive advantage. It's the minimum.

This week I read a story from the founder of a coaching company whose entire business disappeared in 2020. She didn't wait for things to go back to normal. She went online, reinvented how she reached people, and came out with a business bigger than she'd ever planned.

Her lesson stuck with me:

"Ambition gives you the drive to pursue where you want to go. Adaptability allows you to let go of how you thought you'd get there."

That's why our team moved to AnnieMac Home Mortgage.

It wasn't a lateral move. It was our own adapt-or-die decision. We wanted stronger leadership, better products and programs, better technology, and the freedom to innovate when the market shifts. We also chose to leave behind processes that weren't built for where this industry is going.

We're not just talking about it. We've added weekly pipeline and processing meetings with our executive team. We're building out support roles so our loan officers can spend more time advising clients. We're bringing AI into how we work. And we're growing.

The goal hasn't changed: help more families become homeowners. The route has.

Sometimes you have to let go in order to move forward.

Attention Realtors & Loan Officers!

An appraisal inspected October 28 and submitted November 3 will come back on a report most agents have never seen.

The submission date decides the format. Not the contract date. Not the inspection date.

Thats UAD 3.6. Starting November 2, every new conventional appraisal submitted to Fannie Mae and Freddie Mac has to use it.

How homes are valued doesnt change. The report does. Value, condition, and required repairs now sit on the first page. Condition is rated down to the room, so one dated bath can stand out. Square footage is split into finished and unfinished, above and below grade.

Late-October orders and longer closings are the most exposed.

Tomorrow I'm teaching The New Appraisal Playbook for Realtors. Well cover how to read the new report, how to prep a listing for it, and what to send when a value comes in low. Hint: its not twenty higher sales.

No rate pitch. Just the playbook.

Realtors! You can't control the appraisal value.

You can reduce avoidable surprises around it.

Tomorrow we'll focus on three things Realtors can control:

- Documenting the property story before appraisal.
- Recognizing condition and square-footage inconsistencies earlier.
- Responding with relevant evidence when something is wrong.

Preparation doesn't guarantee the value.

It can help you identify problems sooner and respond more effectively when they appear.
