With less than 12 months of seasoning, we successfully approved a 75% LTV cash-out refinance, with the appraisal coming in over $50K higher than the initial value. 🚀Exceptions get the job done! This borrower has been the proud owner of a gorgeous six-unit property in Bayonne for several years now. Typically commercial loan amounts require a $400,000 minimum loan amount but we got the necessary exceptions to give the borrower only what he needed. Ran into quite a few set-backs dealing with the local municipalities but with the right team and persistence - we finally got our client CLOSER TO THE MONEY!

Without having a significant enough track record to qualify for traditional Bridge Fix & Flip financing - we were able to find a no-prepay DSCR solution with a rate in the 8s rather than 11-12% Bridge Loan Alternatives! After challenging an appraisal to increase the valuation by over $500,000 we were able to facilitate a 65% LTV Cash-Out on a no-ratio investment 2-family in Brooklyn. 10-Years Interest-Only and only 1-year prepayment penalty we like to consider this hybrid DSCR product a kind of Bridge Loan on steroids. The client was thrilled to get to the finish line right in time for a trip overseas.
