Get your property deep cleaned!⠀⠀⠀⠀⠀⠀⠀⠀⠀

Especially if you are coming out of the high season. It is a great idea to go ahead and have the property deep cleaned. This will help keep the property in great shape and it is well worth the cost. ⠀⠀⠀⠀⠀⠀⠀⠀⠀
⠀⠀⠀⠀⠀⠀⠀⠀⠀
There is nothing worse for a guest experience than walking into a property that isn't cleaned. ⠀⠀⠀⠀⠀⠀⠀⠀⠀
⠀⠀⠀⠀⠀⠀⠀⠀⠀
Deep cleans usually cost 2-3x that of a normal clean. But this is something I recommend doing. At a minimum of once a year, but my standards are twice a year. ⠀⠀⠀⠀⠀⠀⠀⠀⠀

You are going to be less and less likely to have long bookings during slow season. For that reason, it is beneficial to reduce your minimum night stay requirement. ⠀⠀⠀⠀⠀⠀⠀⠀⠀

Year round I usually have a 3 night min stay for my listings. During slow season I find it beneficial to reduce this to 2 nights. ⠀⠀⠀⠀⠀⠀⠀⠀⠀
⠀⠀⠀⠀⠀⠀⠀⠀⠀
This will help drive your listing to be more visible and you will have a higher chance to convert that visibility into bookings. ⠀⠀⠀⠀⠀⠀⠀⠀⠀

It is a pretty simple concept but I am amazed at how many people don't do this. You can always drive some occupancy through lowering your prices during slow season. ⠀⠀⠀⠀⠀⠀⠀⠀⠀

Especially if you are within 7-10 days from the dates. I recommended dropping your prices.⠀⠀⠀⠀⠀⠀⠀⠀⠀

A large component of creating a great short term rental is creating an experience for guests. ⠀⠀⠀⠀⠀⠀⠀⠀⠀

This picture shows an upgrade I made to one of my cabins to make it even more unique! There was this random pad of gravel that had nothing on it. I asked myself how could I make this cabin even better for my guests? ⠀⠀⠀⠀⠀⠀⠀⠀⠀

The answer immediately came to me. Let's make a firepit area that has amazing views looking out over the Smoky Mountains! So that is exactly what I did. ⠀⠀⠀⠀⠀⠀⠀⠀⠀

$2400 later I had an amazing fire pit area for guests to enjoy. I have had rave reviews from guests on this firepit. The firepit alone is a big attraction point for guests and you bet your butt I have it as one of my first pictures. ⠀⠀⠀⠀⠀⠀⠀⠀⠀

The unknowns about occupancy rates throughout the course of the year. It is scary! Well....until it isn't. That is because you have to understand low seasons are part of the business of short term rentals. This is not the long term play where you make the same amount of money from rent month over month. Nor should it be. That is why the returns are so much higher!⠀⠀⠀⠀⠀⠀⠀⠀⠀

There are multiple things that are effective for you to do during the down season for your short term rentals. ⠀⠀⠀⠀⠀⠀⠀⠀⠀

A lot of longer bookings currently at each of my properties. The longer the booking the "easier" it is on me usually. A few less guest interactions for new guests checking in and higher $$$ from less unoccupied days. ⠀⠀⠀⠀⠀⠀⠀⠀⠀

Rental arbitrage to do short term rentals IS NOT real estate investing. ⠀⠀⠀⠀⠀⠀⠀⠀⠀
⠀⠀⠀⠀⠀⠀⠀⠀⠀
What is rental arbitrage? This is the classic get rich quick scheme the "gurus" are out there teaching people how to do telling them they can easily make $2-5k a month. ⠀⠀⠀⠀⠀⠀⠀⠀⠀
⠀⠀⠀⠀⠀⠀⠀⠀⠀
In the most simplistic terms, rental arbitrage is where you lease a unit long term from a landlord and in the rental contract you have a clause stating that you are allowed to sublease the property. ⠀⠀⠀⠀⠀⠀⠀⠀⠀
⠀⠀⠀⠀⠀⠀⠀⠀⠀
This means you would have the ability to then go ahead and rent the unit out as a short term rental. So you are essentially paying long term rent to have the ability to turn around and make a buck through short term renting the unit out. ⠀⠀⠀⠀⠀⠀⠀⠀⠀
⠀⠀⠀⠀⠀⠀⠀⠀⠀
Why do I believe this is not real estate investing? Because you aren't owning any real estate property. You are simply investing in a business if you go down the rental arbitrage route. ⠀⠀⠀⠀⠀⠀⠀⠀⠀
⠀⠀⠀⠀⠀⠀⠀⠀⠀
I get why people do rental arbitrage. Usually it stems from someone not having enough money to put down on a short term rental property. Here are the downsides I think there are to rental arbitrage. ⠀⠀⠀⠀⠀⠀⠀⠀⠀
⠀⠀⠀⠀⠀⠀⠀⠀⠀
First, you don't own anything. With that you are losing out on many of the tax advantages of owning real estate. ⠀⠀⠀⠀⠀⠀⠀⠀⠀
⠀⠀⠀⠀⠀⠀⠀⠀⠀
Second, you are dependent on a landlord to continue allowing you to sublease the property. ⠀⠀⠀⠀⠀⠀⠀⠀⠀
⠀⠀⠀⠀⠀⠀⠀⠀⠀
Third, you have to pay to furnish the entire unit. What happens when the landlord doesn't want to renew the lease and now you are stuck with the furniture? ⠀⠀⠀⠀⠀⠀⠀⠀⠀
⠀⠀⠀⠀⠀⠀⠀⠀⠀
I wish I could post more reasons I am not a fan, but I only have so much space in this post. ⠀⠀⠀⠀⠀⠀⠀⠀⠀

Don't forget to check your payouts from Airbnb to ensure there isn't any funny business going on!⠀⠀⠀⠀⠀⠀⠀⠀⠀

Yesterday I was checking my payment email and noticed that for some reason Airbnb had randomly taken it upon themselves to withhold taxes for my income!⠀⠀⠀⠀⠀⠀⠀⠀⠀
⠀⠀⠀⠀⠀⠀⠀⠀⠀
I had never seen this before and I immediately called Airbnb to figure out what was going on. Little did I know Airbnb decided to take it upon themselves without notifying me that they were going to start withholding 24% for personal income taxes until I updated my personal information through my payout page. ⠀⠀⠀⠀⠀⠀⠀⠀⠀
⠀⠀⠀⠀⠀⠀⠀⠀⠀
I called asking them why they decided to take this upon themselves when I had never been notified that anything was needed from my side from them. They then notified me that there was new information they added to the payout page that they needed me to provide before they would release these payments. ⠀⠀⠀⠀⠀⠀⠀⠀⠀
⠀⠀⠀⠀⠀⠀⠀⠀⠀
I told Airbnb I handle taxes through my personal CPA and at that point they said they would release the payments moving forward. ⠀⠀⠀⠀⠀⠀⠀⠀⠀

I talk mostly about my short term rental portfolio, but I do also have two long term rentals. They are actually in my triplex I purchased in March of 2020 right before that stuff happened. ⠀⠀⠀⠀⠀⠀⠀⠀⠀

I rent out the front 2/1 unit long term at $1,660 per month and I rent out the downstairs 1/1 unit to a nurse for $1,500 per month. That is right. $3,160 total per month. ⠀⠀⠀⠀⠀⠀⠀⠀⠀

Best thing? My mortgage is $2,200 per month. That is the power of house hacking. ⠀⠀⠀⠀⠀⠀⠀⠀⠀
