🤔 Ever heard of the National Conforming Loan Limit? It’s set annually by the FHFA and determines the max loan amount Fannie Mae & Freddie Mac will buy from lenders. The TL;DR: it affects your rates and how easy it is to qualify.

In 2025, the conventional loan limit in $766,550 and the FHA loan limit is $498,257 in most areas. Loan limits vary by loan type and location—always check your county!

Why it matters?
✅ Staying under the limit = easier qualifying + better rates
🚨 Going over the limit = jumbo loan which can mean stricter rules + higher rates
