The answer kept returning to real assets.

Rates have returned to something much closer to long term normal levels. The repricing shock in property values is behind us.
Bonds are low volatility, but they do poorly when inflation rises. Real estate and infrastructure sit on the other side of that trade.
The AI build out is physical. Data center vacancy is at historic lows, projects are pre leased before they are built, and power and land are the bottleneck.
