On August 4, GFP Real Estate partnered with Bronx Legal Services to host a block party at 349 East 149th Street, bringing together building tenants, local businesses, community organizations, and elected officials.

Attendees had the opportunity to connect with local organizations and learn more about the resources, programs, and services available throughout the community.

We were also pleased to welcome Assemblymember Yudelka Tapia, representing the Bronx’s 86th Assembly District, whose support of Legal Services NYC helps further its work serving New Yorkers in need.

Thank you to Bronx Legal Services, Assemblymember Tapia, our tenants, and all of the organizations and neighbors who joined us for a sunny celebration in the Bronx!

230 Fifth Avenue was built in 1914 and designed by the architectural firm of Schwartz & Gross in a Beaux Arts style, replacing the Victoria Hotel.

The construction of the building pioneered an innovative technique in which the foundation for the new building was created at the same time as the hotel was demolished. GFP acquired 230 Fifth Avenue in July 1958 and has managed the building ever since. In the early 1990s, the building was converted into a wholesale showroom building for the home industries and is now known as The New York MarketCenter™.

GFP Real Estate recently announced the successful completion of a 34,300-square-foot lease transaction on behalf of the Center for Justice Innovation, a nonprofit organization focused on advancing community justice and public safety initiatives nationwide, at 520 Eighth Ave. in Midtown Manhattan. The transaction includes a long-term extension, expansion and consolidation of the nonprofit’s administrative headquarters operations within the building.

The redesigned space will feature expanded collaborative areas, flexible meeting and training spaces, and modern workplace amenities intended to foster greater connectivity, increase in-office engagement and support the organization’s long-term operational strategy. While the transaction represents a modest increase in square footage, the consolidation significantly expands the organization’s usable operational capacity and flexibility.

The tenant was represented by OPEN’s Stephen Powers and Jake Cinti. Landlord representation was handled in-house by Matthew Mandell of GFP Real Estate.

“Center for Justice Innovation has been part of the 520 Eighth Ave. community for more than 25 years, and we’re proud to continue supporting the organization through this next phase of growth,” said Matthew Mandell of GFP Real Estate. “As one of New York City’s largest landlords to nonprofit organizations, GFP has long believed in creating office environments that foster collaboration, connectivity and long-term institutional stability. This transaction further reinforces 520 Eighth Ave.’s position as one of Manhattan’s premier hubs for mission-driven organizations.”

Built in 1926, 520 Eighth Ave. is a 26-story office tower comprising more than 860,000 square feet of office space. The property is located steps from major transit hubs including Penn Station, the Port Authority Bus Terminal, and the A, C, E, 1, 2 and 3 subway lines, providing tenants with exceptional accessibility throughout the region.

The sound of summer returns to NoMad!
After welcoming more than 50,000 daily visitors during last year’s inaugural NoMad Jazz Festival, the event returns this August with another exciting lineup of performances throughout NoMad and Flatiron. Just steps from many GFP properties—including the Flatiron Building and 230 Fifth—the festival continues to transform the neighborhood into one of New York City’s premier cultural destinations.

Pop-up performances begin August 2, with the main stage at Madison Square Park on August 7–8. We’re excited to see the neighborhood come alive once again through music, community, and culture.

GFP Real Estate recently announced that The Malin, a hospitality-driven workspace operator, has signed a long-term lease for the entire fifth floor at 10 Astor Place in NoHo.

The Malin will occupy approximately 19,400 square feet at the historic office property under a lease term of 15 years. The company, which plans to transform the full floor into a design-led workspace destination featuring private offices, dedicated desks, meeting rooms and hospitality-focused amenities, is expected to take occupancy in the first quarter of 2027 following completion of its custom buildout

This marks The Malin’s eighth location in New York City. The brand was founded with the goal of creating workspaces that foster productivity and connection through elevated interiors and personalized service.

10 Astor Place sits in NoHO just steps from NYU and some of downtown Manhattan’s most vibrant districts. The property offers exceptional access to public transportation and is surrounded by a diverse mix of technology, creative, educational and professional tenants, including a fast-growing cluster of AI companies.

Originally constructed in 1910 by architect Griffith Thomas, 10 Astor Place is a seven-story, 156,000-square-foot neo-Grecian building that was originally built as a factory and printing facility.
