Synthesia, a London-based AI video platform, has leased ~50,000 square feet at 675 Avenue of the Americas in the Flatiron District, marking a significant expansion of its NY office footprint as it continues to scale. The lease lines up with an aggressive hiring push and a strategy to cluster in-office teams in product, sales and customer success, underscoring how AI and tech firms are seeking large, collaborative floor plates in prime submarkets like the Flatiron District.

The deal spans approximately 50,000 square feet and part of Synthesia’s plans to add more than 400 employees in over the course of the year. Synthesia previously took about 13,600 square feet at 245 Fifth Avenue in 2025.

It was orange and blue as far as the eye could see as the New York Knicks’ New York Knicks 🏀 championship victory parade passed through the heart of the city. With an estimated two million fans lining the parade route, appearances by Jalen Brunson, Timothée Chalamet and Zohran Mamdani, and an unmistakable energy throughout Lower Manhattan, it was a memorable day for New York and an unforgettable perspective on a once-in-a-lifetime celebration as seen from GFP’s newest development project, WREY Downtown Manhattan Apartments at 222 Broadway. 🏀🗽🧡💙

GFP Real Estate recently announced that Tillotson Design Associates, Inc. has signed a 4,972-square-foot lease renewal at 40 Worth St. in TriBeCa. The firm extended its commitment with a new five-year lease and will continue its occupancy immediately.

Roy Lapidus of GFP Real Estate represented both the landlord, GFP Real Estate, and the tenant in the transaction.

Tillotson Design Associates is a highly respected lighting design firm known for its innovative and thoughtful approach to architectural lighting. The company will continue to operate from its corner unit, which features abundant natural light and high ceilings—an ideal environment for design-focused work.

Located in the heart of TriBeCa, 40 Worth Street—also known as the Merchants Square Building—is a neo-classical property built in 1929 by Jardine, Hill & Murdock. The full-block building offers nearly 800,000 square feet of space, with large floorplates, oversized windows, and a diverse tenant roster that includes prominent non-profits and creative firms.

GFP Real Estate recently announced that Kombo Technologies, LLC (Kombo), a fast-growing HR technology platform focused on API-driven integrations, has signed a new lease for 8,400 square feet at 171 Madison Ave. in the Midtown South submarket of Manhattan.

Kombo will occupy the entire eighth floor under a two-year lease, relocating and expanding from Williamsburg, Brooklyn as part of its continued growth. Kombo provides a unified API that connects HR, applicant tracking (ATS) and payroll systems, with a focus on secure, compliant data integration across talent platforms.

“Kombo Technologies represents exactly the type of innovative, high-growth company we continue to attract to 171 Madison Avenue,” said Allen Gurevich of GFP Real Estate. “The building’s full-floor opportunities, strong natural light and central Midtown South location continue to attract emerging technology firms looking for efficient, high-quality space as they scale.”

Cara Sweeney serves as a Controller at GFP Real Estate, where she assists the accounting department in managing the organization’s finances. She was recently promoted from her previous position of Assistant Controller.

She is responsible for acting as liaison with banks regarding accounts; assists in audits of the organizations finances; tracks investors information and ownership(s) for all entities; issues investors distribution(s); assists in the preparation of audit information necessary for external accountant’s; submits State and Federal taxes; and distributes K1 forms.

Cara began her career as a paid Intern and then Property Administrator at Newmark Knight Frank, before joining GFP 11 years ago. She holds a B.A. in Criminal Justice and M.S in Human Resources Management from St. Joseph’s College, Brooklyn, NY.

Thank you to Cara for her dedication, reliability, and many years of meaningful contributions to the workplace at GFP!
