Rates Are Moving. Is the Market Ready?

Most turning points don’t arrive with a headline. They show up in behavior first.
That’s what I’m seeing this September. After three Fed cuts in 2025, mortgage rates have settled into the low 6% range, the calmest they’ve been in two years. Nobody is throwing a parade but buyers who sat out the spring are quietly opening their calculators again, and that changes the mood of a market.
Waiting rarely ends with a headline. It ends when the math starts to feel okay. For a lot of people, that moment is now.

Here’s how 70115 looked in August compared to a year ago:
Active inventory: up 21 listings
Closed sales: up 21.7%
Median sales price: $722,000, up 22.4%
Days on market: 70, up 37.3%

While the national housing market sits flat, New Orleans is telling a different story. Homes in excellent, very good, or new construction are up 20% in sales in Mid-City and Bayou St. John, the median price climbed from $591K to $659K, and homes are moving 19 days faster than this time last year. Our neighborhoods are resilient, and so is this city.
