A new appraisal report is coming. And if you’re a real estate professional, it’s worth knowing about now.

Beginning November 2, 2026, applicable appraisals for conventional loans sold to Fannie Mae and Freddie Mac will use a redesigned Uniform Residential Appraisal Report (UAD 3.6).

The goal is a more standardized and detailed way of looking at the property, transaction and market.

For agents, that means the information you provide can matter even more in helping keep the appraisal process moving.

A few things to be prepared for:
• A complete, fully executed purchase contract and applicable addenda
• Clear details about seller concessions, credits and other incentives
• Accurate information about renovations, additions, permits and improvements
• Access to all areas of the property
• Relevant HOA or condominium information, when applicable

None of this means the fundamental process of developing an opinion of value is changing. But complete, accurate information can help reduce questions, revision requests and potential delays.

This is one of those changes that is much easier to understand before you're in the middle of a transaction.

Sometimes the opportunity isn’t in the house as it sits. It’s in what it could become.

I was recently at a renovation project in the Freret neighborhood, and it was a perfect example.

We were looking at two parcels, each 30' x 220'.
In New Orleans, that kind of land is hard to overlook.
The property had a ton of opportunity.

And standing there, looking at what was there versus what could be there, it got me thinking: How many buyers see a property like that and immediately think, “That’s too much work”?

Maybe it isn't.

Renovation financing can give buyers another way to look at properties that need work. Instead of automatically walking away from the dated kitchen, unfinished space, major repairs or larger renovation, there are ways to finance the purchase and the improvements together.

One loan, one closing and one set of closing costs.

Options include:

FHA 203(k) Limited
For many health, safety, cosmetic and non-structural improvements.

FHA 203(k) Standard
For larger renovations, structural repairs, room reconfigurations and more.

That’s why I think renovation financing is worth knowing about, especially in a market like New Orleans, where older homes, unique properties and redevelopment opportunities are part of the landscape.
