🕯️ Twenty-one years ago today, Hurricane Katrina forever changed New Orleans, communities across the Gulf Coast, and the lives of everyone who experienced it.

Failures throughout the hurricane protection system left approximately 80% of New Orleans flooded. But maps and statistics can never fully convey the human impact: lives lost, families separated, homes and businesses destroyed, entire neighborhoods devastated, and hundreds of thousands of people displaced.

For those who lived through Katrina, the memories remain deeply personal. Everyone has a story of where they went, what they lost, who helped them, and how they began rebuilding their lives.

Today, we remember those who lost their lives, those who lost everything, and those whose lives were permanently changed. We also honor the first responders, volunteers, neighbors, family members, and strangers who stepped forward to help when help was needed most.

We recognize the strength of those who returned and rebuilt, while also remembering those who never had the opportunity to come home.

Twenty-one years later, the lessons must never be forgotten, and neither should the people and communities whose lives were forever changed.

The state added approximately 3,300 residents, an increase of only 0.07%. Louisiana also continued losing residents to other states, while international migration offset most of that decline.

The differences among individual parishes are much more significant:

📈 Lafayette, Livingston, Tangipahoa, Ascension, and St. Tammany experienced growth.

📉 Orleans and Jefferson parishes continued losing residents.

These shifts can affect housing demand, new development, affordability, rental performance, and real estate investment. However, population growth alone does not guarantee a strong housing market or a profitable investment.

A federal appeals court has rejected Airbnb's challenge to New Orleans' short-term rental regulations, allowing the city to keep its current restrictions on STRs in residential neighborhoods.

Some of the key takeaways from the ruling include:

✅ The court upheld the city's one-per-block cap for non-commercial short-term rentals in residential areas.

✅ The court rejected the argument that property owners have a constitutional right to operate short-term rentals.

✅ The court also upheld the city's requirement that platforms like Airbnb verify that hosts have a valid city license before allowing them to list a property.

One statistic that really stood out to me was this:

📉 After New Orleans began requiring platforms to verify licenses, illegal short-term rental listings reportedly dropped from 7,552 to 905 almost immediately.

Whether you support or oppose these regulations, this decision provides something every real estate investor values:

Greater certainty.

Knowing the rules allows investors to evaluate opportunities and risks more accurately. If you're purchasing property with the intention of operating it as a short-term rental, it's critical to understand the city's licensing requirements and zoning restrictions before you buy.

This is also a good reminder that investment strategies should never rely on assumptions that regulations will remain unchanged. Local ordinances, zoning, licensing requirements, and court decisions can significantly impact a property's income potential.

🏠 DOES YOUR HOME HAVE ALUMINUM WIRING?

If you own or are considering buying an older home, especially one built or substantially wired during the 1960s or 1970s, aluminum branch-circuit wiring is something you should know about.

⚡ First, aluminum wiring itself isn't necessarily unsafe.

Aluminum conductors are actually still used today. The concern is primarily with certain older aluminum branch-circuit wiring and the connections at outlets, switches and other junctions.

🔥 So what's the problem?

In simple terms, aluminum expands and contracts as it heats and cools. Over time, this can contribute to connections becoming loose or deteriorating. A poor connection can create resistance and excessive heat and potentially lead to arcing, which creates a fire hazard.

🏡 And there's another issue homeowners and buyers may not think about: INSURANCE.

Older aluminum wiring can make a home difficult or expensive to insure, even if the electrical system has been functioning without any obvious problems.

But here's the important part...

🔧 A complete rewire may NOT be the only option.

Depending on the electrical system, a licensed electrician may be able to properly remediate the aluminum wiring by pigtailing copper at the outlets, switches and other connections using an approved aluminum-to-copper connection method.

I spoke with an insurance broker about this recently, and he confirmed that there are insurance options for properly remediated aluminum wiring. The available carriers and requirements depend on the particular situation and current underwriting guidelines.

⚠️ This is where electrical safety, homeowners insurance and real estate all intersect.

Before buying a home with aluminum wiring, or spending thousands of dollars completely rewiring one you already own:

✅ Have the system evaluated by a licensed electrician experienced with aluminum wiring.

✅ Talk to an insurance professional BEFORE deciding on a remediation method. What is acceptable electrically isn't necessarily acceptable to every insurance carrier.

✅ Find out whether proper remediation would satisfy underwriting requirements before assuming the entire house needs to be rewired.

✅ Keep invoices, permits, inspection records and documentation showing exactly what work was performed.

💡 As a real estate broker and investor, this is exactly why I recommend investigating insurance and major property systems early in a real estate transaction.

An issue with an electrical system doesn't just affect repair costs. It can affect insurance availability and premiums, financing, buyer demand, marketability and ultimately the value of the property.

The more you know BEFORE buying or selling, the fewer surprises you're likely to encounter later.

📊 New data just dropped on the New Orleans job market… and it matters more than you think.

A new 2025 Jobs Report for Greater New Orleans was just released, and it gives a very clear picture of where things are headed.

The short version?

👉 The local economy is a lot more stable and resilient than most people assume.

📈 Unemployment is sitting at 4.4%, right in line with pre-pandemic levels.

💰 At the same time, wages have climbed significantly, with average weekly earnings now at $1,430. That’s roughly a 41% increase since 2019.

🏥 Healthcare continues to be the backbone of the region, with more than 86,000 jobs and steady long-term growth.

💻 But here’s something most people aren’t paying attention to…

Digital media is one of the fastest-growing sectors in the area, up about 25% since 2015.

⚡ Energy is still producing some of the highest incomes in the region, averaging close to $199,000 per year, while evolving into LNG, carbon capture, hydrogen, and renewables.

🚢 And this is a big one…

The Louisiana International Terminal is expected to significantly expand logistics and trade capacity, creating long-term economic ripple effects that aren’t even fully showing up in the data yet.

So what does all of this actually mean?

👉 The fundamentals that drive real estate demand are still in place.

Stable jobs. Rising wages. Key industries growing. Major infrastructure coming.

That combination is what supports long-term property values.

📍 National headlines don’t always reflect what’s happening locally.

And in a market like New Orleans, local data is what actually matters.
