🏠 DOES YOUR HOME HAVE ALUMINUM WIRING?

If you own or are considering buying an older home, especially one built or substantially wired during the 1960s or 1970s, aluminum branch-circuit wiring is something you should know about.

⚑ First, aluminum wiring itself isn't necessarily unsafe.

Aluminum conductors are actually still used today. The concern is primarily with certain older aluminum branch-circuit wiring and the connections at outlets, switches and other junctions.

πŸ”₯ So what's the problem?

In simple terms, aluminum expands and contracts as it heats and cools. Over time, this can contribute to connections becoming loose or deteriorating. A poor connection can create resistance and excessive heat and potentially lead to arcing, which creates a fire hazard.

🏑 And there's another issue homeowners and buyers may not think about: INSURANCE.

Older aluminum wiring can make a home difficult or expensive to insure, even if the electrical system has been functioning without any obvious problems.

But here's the important part...

πŸ”§ A complete rewire may NOT be the only option.

Depending on the electrical system, a licensed electrician may be able to properly remediate the aluminum wiring by pigtailing copper at the outlets, switches and other connections using an approved aluminum-to-copper connection method.

I spoke with an insurance broker about this recently, and he confirmed that there are insurance options for properly remediated aluminum wiring. The available carriers and requirements depend on the particular situation and current underwriting guidelines.

⚠️ This is where electrical safety, homeowners insurance and real estate all intersect.

Before buying a home with aluminum wiring, or spending thousands of dollars completely rewiring one you already own:

βœ… Have the system evaluated by a licensed electrician experienced with aluminum wiring.

βœ… Talk to an insurance professional BEFORE deciding on a remediation method. What is acceptable electrically isn't necessarily acceptable to every insurance carrier.

βœ… Find out whether proper remediation would satisfy underwriting requirements before assuming the entire house needs to be rewired.

βœ… Keep invoices, permits, inspection records and documentation showing exactly what work was performed.

πŸ’‘ As a real estate broker and investor, this is exactly why I recommend investigating insurance and major property systems early in a real estate transaction.

An issue with an electrical system doesn't just affect repair costs. It can affect insurance availability and premiums, financing, buyer demand, marketability and ultimately the value of the property.

The more you know BEFORE buying or selling, the fewer surprises you're likely to encounter later.

Digital media is one of the fastest-growing sectors in the area, up about 25% since 2015.
