🏠 What happens when you owe more on a property than it's actually worth?

It doesn't necessarily mean the property can't be sold.

I've encountered this situation repeatedly, particularly with properties carrying reverse mortgages. But it can also happen because of deferred maintenance, declining property value, a second mortgage or HELOC, liens, or simply not having enough equity to cover everything required at closing.

The solution isn't always as simple as selling the house for cash, either.

Depending on the circumstances, potential options could include a short sale, resolving certain liens, bringing money to closing, a creative financing structure, or another solution. In some situations, selling may not even be the most practical choice.

Higher rent does not necessarily mean a rental property is becoming more profitable.

I analyzed 9,074 closed residential leases in Orleans Parish across two comparable 12-month periods. The data showed that median closed rent declined slightly while properties took longer to lease.

Meanwhile, insurance, maintenance, taxes, vacancies, and other ownership costs continue to affect the bottom line.

For rental property owners, the important question is not simply, “How much rent can I charge?” It is, “What return is this property actually producing?”

🕯️ Twenty-one years ago today, Hurricane Katrina forever changed New Orleans, communities across the Gulf Coast, and the lives of everyone who experienced it.

Failures throughout the hurricane protection system left approximately 80% of New Orleans flooded. But maps and statistics can never fully convey the human impact: lives lost, families separated, homes and businesses destroyed, entire neighborhoods devastated, and hundreds of thousands of people displaced.

For those who lived through Katrina, the memories remain deeply personal. Everyone has a story of where they went, what they lost, who helped them, and how they began rebuilding their lives.

Today, we remember those who lost their lives, those who lost everything, and those whose lives were permanently changed. We also honor the first responders, volunteers, neighbors, family members, and strangers who stepped forward to help when help was needed most.

We recognize the strength of those who returned and rebuilt, while also remembering those who never had the opportunity to come home.

Twenty-one years later, the lessons must never be forgotten, and neither should the people and communities whose lives were forever changed.

📊 Louisiana gained population in 2025, but the statewide number does not tell the full story.

The state added approximately 3,300 residents, an increase of only 0.07%. Louisiana also continued losing residents to other states, while international migration offset most of that decline.

The differences among individual parishes are much more significant:

📈 Lafayette, Livingston, Tangipahoa, Ascension, and St. Tammany experienced growth.

📉 Orleans and Jefferson parishes continued losing residents.

These shifts can affect housing demand, new development, affordability, rental performance, and real estate investment. However, population growth alone does not guarantee a strong housing market or a profitable investment.
