In Honor of Veterans Day, I am proud to announce that I am officially a Homes for Hero’s Lender Affiliate! This has been something that Patrick McKenney (NMLS 463228) and I have been working towards for some time now. We are beyond excited to officially be the only two Homes for Heros lender affiliates located in the entire Mohawk Valley. Homes for Heroes provides heroes with easy ways to save significant money on a home. Founded after 9/11, Homes for Heroes was established to give back to firefighters, EMS, law enforcement, military (active duty, reserves & veterans), healthcare professionals and teachers for all they do to serve their communities and our country. To all of my realtor friends, family and homeowners; especially those under contract, in the process of listing, or planning on listing in the near future. While it may not seem like it, spring is right around the corner. With all this snow, that means one thing is for certain, and that’s when spring does come there is going to be significant amounts of water from melting snow, ice and permafrost thawing out (in addition to rain). Do yourself a big favor and start preparing now. Check your sump pump, if it’s old or on the fritz, consider replacing sooner than later. Also make sure your dehumidifiers that you “store” in your basement are actually plugged in and doing their job and being drained regularly. If you do not have a dehumidifier, get one! These simple steps, that are extremely quick, easy and affordable to address can potentially save you a world of hurt (and money) come spring. Potential buyers coming to your house for a showing may be turned off if they see dampness or standing water in the basement. You also don’t want a situation where your sale gets under contract today and everything is fine, but when the buyer does the final walk through right before closing in late March or April, the basement is now flooded, closing gets cancelled, buyer decides to back out completely or asks the seller to give large monetary credits/compensation at closing and you’re now backed into a corner. Don’t wait until it too late and becomes an issue, prepare yourself and/or your clients now. You’ll be glad you did! Spread the word!
