If you're struggling to find deals it comes from one of three areas:

You're choosing the wrong leads. You're likely looking at only the price of the homes instead of seeing potential motivation from various angles

You're doing the wrong numbers. You've likely not come to know your market and adjust appropriately or you're being too cautious trying to not make a mistake

You're not negotiating well. Most people just run numbers and throw out an offer without ever talking to and educating the sellers and their agents. Or worse, you call the sellers and their agents and insult them by telling them their price is wrong and their house is a disaster.
