THE FED CUT RATES!!!!

Yes, our phone is ringing off the hook right now!!!!

No, Mortgage rates did not fall .5% yesterday.

Yes, they have fallen more than that over the past 60 days.

The Fed cut the discount rate yesterday by a half point (.5%). This was greater than anticipated by most, and the initial reaction of the bond market (the market that controls mortgage rates) went up first and then settled back in unchanged. This morning rates appear to be steady and not moving very much if any. Long term the fed cutting the discount rate should continue the trend of falling rates. We believe that the average 30 year fixed will fall into the 5's this fall (at 6.15% right now per CNBC data). I believe that it is possible for us to have a 30 year fixed in the low 5's next year. Government loans (FHA, USDA, VA) are already in the 5's and with strategic use of discount points we can get most people below 6% on all loan types now.
