Did you know lenders have different rates for borrowers depending on who submits the loan to them? 🤯

We’re a mortgage broker vs direct lender. These lenders usually give us a lower rate to offer because they don’t have to pay our marketing fees, office fees, etc. Going direct, they have to pay to market to find these borrowers. If you’ve got a buyer using a bank or retail lender, let me give you a quote. It’s likely cheaper!
Some of our most popular loan products are:

🌴 FHA- 580 min credit with 3.5% down payment
🌴 VA- technically no minimum, but you’re going to want 580, really 600.
🌴 USDA- 580 credit min but smaller budget allowed
🌴 Conventional- 620 minimum credi,t but unless you’re putting 20% down, FHA will have lower rate,s so recommended over conventional *we will evaluate your particular situation*
🌴 DSCR- You’re really going to want 660 credit on this one, but we have options for lower. This loan is perfect for investors/second homes that don’t use income to qualify, just an appraisal.
🌴 One Time Close Construction- VA with 0% down, $0 payments until the home is completed. Conventional 5% down. Interest-only payments on draw amounts until completion. 700 credit min on that one.
🌴 Builder Loans- Stop self-funding and have 5 builds going for the price of 1 out of pocket. Let’s strategize!
