Sometimes the condition of the properties we purchase is far worse than expected—so extreme, in fact, that it poses potential health and safety hazards. ⁠

We can't emphasize enough how critical it is to allocate a solid budget solely for cleanup and sanitation! ⁠

Take this recent property in Framingham, for example. When we first walked in, the level of neglect was overwhelming. From piles of debris to years of built-up grime, it was clear this wasn’t going to be a standard cleanout. ⁠

After a thorough and intensive cleanup effort, the space is now clear, and we’ve officially begun reframing the interior. This project truly tested our limits—but the transformation is already starting to show!⁠⁠⁠

We learned a hard and expensive lesson on one of our Hyde Park projects: we spent over $60,000 just to evict a single tenant. ⁠

Massachusetts is known as a tenant-friendly state, which means the eviction process can be long, costly, and complicated if you’re not fully prepared. Between legal fees, lost time, and carrying costs, the numbers add up quickly.⁠

This experience reminded us why thorough due diligence and the right strategy are absolutely critical when buying properties with tenants in place. Sometimes, what looks like a great deal on paper can quickly turn into a financial and operational challenge.⁠

Here's another active project in partnership with Dukat Properties, reflecting our ongoing focus on collaborations with other local investors. This property is a single-family home, and our strategy for this deal is to WHOLESALE it to another investor or end buyer.

We currently have the property under contract and are actively marketing it to our buyer network. It represents a solid investment opportunity, ideal for a fix-and-flip or buy-and-hold strategy, depending on the buyer's goals.

This month, we're working on an exciting project in Boston, a commercial-to-residential condo conversion on Commonwealth Ave. ⁠

This property is currently a business-use condominium, which we plan to convert into a residential condo. The project is being executed in partnership with a fellow member of our Boston RE Connection community, highlighting the power of local real estate NETWORKING and COLLABORATION.⁠

The scope includes securing the necessary permits and approvals for change of use, redesigning the interior layout to meet residential code, and completing a full renovation to deliver a high-quality, market-ready residential unit.⁠

This conversion project aligns with our strategy of ADDING VALUE through repositioning underutilized spaces in high-demand urban markets.⁠⁠⁠
