Most brokers look at the score first. I look at the story first. The score is a number. The story is everything behind it — the context, the trajectory, the things that explain why the file looks the way it does and what that actually means for where this person is trying to go. A score tells me where someone has been. The story tells me where they’re going. That shift in where you start changes everything about how you build the file, which lender you approach, and how you present the application. It’s a small difference in process. She’d convinced herself the answer was just no — that two lenders had seen something in her file that made her unqualifiable and that was simply where her story ended. It wasn’t. What those two lenders had seen was a file that didn’t fit their products. That’s not the same thing as a file that doesn’t work. It just means you haven’t found the right lender yet. The clients who come to me after being turned down somewhere else aren’t failures. They’re just missing information nobody gave them. That’s a very fixable problem. A no from one lender is one opinion based on one set of products. It is not a verdict on what’s possible for you. I’ve taken files that came in as hard nos and found a completely different path through them. Not every time. The answer is yes — I do want to talk about your mortgage at this barbecue. I know. I know. But here’s the thing — the most useful mortgage conversations I’ve ever had didn’t happen in an office. They happened at someone’s kitchen counter. At a backyard cookout. At a dinner where someone said “actually, can I ask you something quickly” and we ended up talking for an hour. Pre-qualification tells you the maximum a lender will give you. It does not tell you what makes sense for your life. Your other financial goals. The emergency fund you want to keep.
