🎬 Contracts and Negotiation β€” The Art of Closing the Deal

This is the class that ties everything together. The market research, the due diligence, the entitlements, the team building, all of it funnels into the contract. If you don't master the contract, you don't keep the profits.

We're dropping the replay at 11 AM CT inside the Skool classroom.

🚨 TOMORROW inside Dirt To Millions Skool Community, we're dropping a class replay you don't want to miss.

🎬 Contracts and Negotiation β€” The Art of Closing the Deal
Here's the truth most new investors find out the hard way: market research, due diligence, entitlements, and team-building don't mean a thing if you can't structure the contract.

This class breaks down what actually wins.

πŸ• Drops tomorrow at 11 AM CT inside the Skool classroom.

If you're not in Dirt To Millions yet, you've got 24 hours to fix that.

This Wednesday inside Dirt To Millions, we're dropping a REPLAY of one of the most important classes we've ever taught:

🎬 Contracts and Negotiation
Most new investors get crushed at the contract stage. Not because they don't know real estate law, but because they don't understand how everything BEFORE the contract (market research, due diligence, entitlements, team, exits) feeds INTO it.

This class breaks it all down:
βœ… How to structure timelines that match real-world entitlement processes
βœ… PSA vs. LOI β€” when to use which
βœ… Milestone-based earnest money strategies that keep sellers patient
βœ… Why most banks won't lend on assignments β€” and what to do instead
βœ… The exact contingency language that protects your earnest money

If you've never been inside Dirt To Millions, this is your shot.

The class drops Wednesday 11 AM CT.

Nobody talks about how lonely the early stages of land development actually are.

Most people around you won't understand what you're doing.

Why are you tying up vacant land with no house on it?

Why does it take 18 months to close something?

What's an entitlement?

I remember explaining deals to people who nodded and then whispered "I think he's losing it" behind my back.

The validation doesn't come early.

It comes when the deal closes and the number hits.

If you're in that quiet, grinding phase right now β€” stay in it.

The people who quit in that season are the ones who never find out what was waiting on the other side.

Where are you in the process right now?

If you're new to land development, listen carefully your first deal doesn't have to be perfect. It has to be educational.

If you're new to land development, listen carefully. Your first deal doesn't have to be perfect. It has to be educational.

If you're new to land development, listen carefully. Your first deal doesn't have to be perfect. It has to be educational.g.

You're going to make mistakes either way.

Might as well make them on a real deal.

What's holding you back from your first land deal right now?

If I had to start over in real estate, I'd skip single-family rentals and go straight to land.

Not because rentals are bad.

Because land taught me how value is actually created in real estate, not captured.

When you control the zoning conversation, you control the outcome.

That's a completely different game than buying and hoping the market moves.

I'd go back and learn that lesson about ten years earlier.

What's the one thing you wish you'd learned sooner in real estate?

This is the reason you're still trading time for money instead of building wealth through land.

You haven't committed to learning the process deeply enough to execute it independently.

There's a point in every investor's growth where consuming content stops being enough.

You have to get into a deal, even a small one, and figure it out as you go.

Faith moves first. The clarity comes in the doing.

That's been true in every deal I've ever done.

Where are you right now, still learning, or actively executing?

Avoid this mistake when you're new to land development, don't skip the soil report because it "feels like overkill."

I've seen deals stall for months because someone assumed the ground was buildable without verifying it.

Rock ledge. Unstable fill. High water table.

These aren't surprises you want post-closing.

Avoid this mistake when you're new to land development. Don't skip the soil report because it "feels like overkill."

What's the most expensive "I should've checked that" lesson you've had in real estate?
