If I had to start over in real estate, I'd skip single-family rentals and go straight to land.

Not because rentals are bad.

Because land taught me how value is actually created in real estate, not captured.

When you control the zoning conversation, you control the outcome.

That's a completely different game than buying and hoping the market moves.

I'd go back and learn that lesson about ten years earlier.

This is the reason you're still trading time for money instead of building wealth through land.

You haven't committed to learning the process deeply enough to execute it independently.

There's a point in every investor's growth where consuming content stops being enough.

You have to get into a deal, even a small one, and figure it out as you go.

Faith moves first. The clarity comes in the doing.

That's been true in every deal I've ever done.

Here is the truth about builder relationships: they don't need you to find land.

They need you to find land they can build on profitably.

There's a big difference.

Builders have land thrown at them constantly.

What they can't find easily is a developer who's already done the entitlement work and can hand them a shovel-ready site.

Become that person, and you stop chasing builders.

They start calling you.

You're waiting for perfect information.

Perfect information doesn't exist in land.

There will always be a utility question you can't fully answer before closing.

Always a planning meeting you haven't attended yet.

Always a "what if" that feels like a reason to wait.

Perfect information doesn't exist in the land. They've learned to make decisions with imperfect data and manage risk on the back end.

That shift in thinking changed everything for me.

Most people don't realize that the hardest part of land development isn't finding the land.

It's knowing what to do with it once you own it.

Anyone can buy dirt.

Very few people can navigate entitlements, manage a plat process, coordinate with engineers, and still exit at a number that actually makes sense.

That's the skill set. That's what creates the wealth.

The land is just the raw material.

I learned this too late relationships with planners are worth more than any deal analysis software.

Early in my career, I was deep in spreadsheets while the investors closing deals were on the phone with planning departments.

I learned this too late: relationships with planners are worth more than any deal analysis software.

They knew what the city wanted to encourage.

They got their projects approved faster because they weren't strangers.

I wish I'd invested in those relationships from day one.
