Good morning everyone. I got into a deal last night in Durham, NC and am raising $500k. It is now a 506c. Who wants in?!? I have a short timeframe on this one. We need to wrap up the raise by September 3.

The deal is for accredited investors only with a $50k minimum investment.

We got the appraisal back at $19.14 million at its current occupancy of 70%. We're buying it for $16.5m! The backstory is this place was purchased 2-3 years ago for $19.1m, they put about $2m into it, and they have severely mismanaged it because of probably both incompetence but also because the GP and biggest LP (who is also the property management company) are butting heads and seemingly have been for a while. Their hard money loan is due this month, but we've convinced the lender not to foreclose on them if we can close next month. This is the kind of deal people have been talking about coming available to scoop up this year and next year with companies that put bad debt on their poorly run assets.

The Property:
• 122 Units: 50 x 1-bedroom, 64 x 2-bedroom, 8 x 3-bedroom
• Built in 1986, 74 units fully renovated since 2021, 48 units left to renovate
• On-site clubhouse with brand new exercise facilities, indoor & outdoor gathering
areas, and resort-style pool
The Deal:
• Purchase price: $16.5 million ($135k per door)
• Total Capital Raise: $6.625 million
• Minimum Investment: $50,000
• Debt Financing: 18 months I/O, 5-year term, 25-year amortization, interest rate fixed
(5-year T-Bill + 265 bps = estimated 6.5% to 7.0%)
• Estimated Hold: 4–5 years
Investor Returns (estimated as of July 15, 2024):
• Cash-on-cash returns: starting with Q1 of year 2, between 4.0 to 5.0% per year
• Total equity multiple: 2.01x to 2.05x
• Investor Depreciation Allocation: 30–37% of initial investment amount
