LTV (Loan to Value)
How much of a property’s value a lender will finance.
Example: $500k value, $350k loan → 70% LTV
Why it’s important: Shows lender risk and affects loan terms.

LTC (Loan to Cost)
How much of a project’s total cost a lender will finance.
Example: $400k cost, $280k loan → 70% LTC
Why it’s important: Prevents over-financing and manages project risk.

LTARV (Loan to After Repair Value)
Loan amount compared to the value after repairs.
Example: $600k ARV, $420k loan → 70% LTARV
Why it’s important: Helps assess return and leverage for renovations.

LTABV (Loan to After Build Value)
Loan amount compared to the value after new construction.
Example: $1M value, $700k loan → 70% LTABV
Why it’s important: Evaluates risk in new construction loans.

LTAIV (Loan to As-Is Value)
Loan amount compared to the property’s current value.
Example: $400k value, $260k loan → 65% LTAIV
Why it’s important: Ensures enough collateral before improvements.

CLTV (Combined Loan to Value)
Total of all loans compared to the property’s value.
Example: $300k + $100k loans, $500k value → 80% CLTV
Why it’s important: Signals overall property debt and leverage.
