This family was referred to me looking to qualify for a bigger home that met the needs of their extended family that was going to be living with them. Tracy wanted to qualify just using her employment income. We had a program that could help her but the terms didn’t work for her so I started asking questions about her entire financial picture and her partners employment/income. He was self employed but the tax returns showed all the deductions that he was able to take for his business and the net income didn’t work. So we looked at combining her w2 income with his business bank statements and put together a great option that they were happy with and qualifed them for this gorgeous home in Golden Gate Estates. So happy for this family and the new chapters they are starting to write for their family history.

Make sure your numbers are dialed to the specific property you are writing an offer for.

Just Closed! 🏡

Closing on a home is always rewarding, but this one was a little more special.

These clients aren’t just borrowers — they’re good friends from church. I’m grateful they trusted me to help guide them through the mortgage process and into their new home.

One of the best parts of this business is getting to be part of important moments in people’s lives. When those people are already part of your community, it means even more.

Congratulations on the new home! I’m excited for all the memories your family will make here.

3 YEARS in the making.

I met this client three years ago with one goal: buy a home.

She was self-employed, and getting from that first conversation to closing wasn’t going to be a straight line.

We stayed connected, worked through different financing strategies, reviewed her budget, and kept adjusting the plan.

When the right home finally came along, her tax returns didn’t fully reflect the income available from her business.

The solution? We qualified her using business bank statements instead.

She put 10% down and closed on her dream home.

For self-employed buyers, the answer isn’t always found on a tax return.

And sometimes the best mortgage strategy isn’t about getting someone approved today—it’s about helping them build a realistic path to becoming a homeowner when the time is right.
