The latest data is in, and the Sonoma County and Napa County real estate markets are telling a compelling story as we move into 2026.

In Sonoma County, the median home price sits at $810,000, reflecting a modest -5.1% year-over-year adjustment, while inventory has declined 10.8%. With homes averaging 80 days on market and selling at 100% of list price, we’re seeing a balanced-to-competitive market where well-positioned homes are still commanding strong attention.

Meanwhile, Napa County real estate shows a sharper pricing correction, with a median price of $837,000 (-17.8% YoY). However, buyer activity is increasing, with home sales up +18.2%, signaling renewed demand. Homes are taking longer to sell (105 days on market) and averaging 98.6% of list price, indicating a more negotiation-driven environment.

• Median price: $840,000 (⬇️ -2.3% YoY)
• Homes sold: 275 (⬆️ +19.6%)
• Active listings: 534 (⬆️ +4.7%)
• Median days on market: 77
• Homes are selling at 98.9% of list price

👉 Translation for Sonoma sellers: activity is strong, buyers are moving, and well-positioned homes are still commanding excellent value.

🍇 Napa County
• Median price: $930,000 (⬆️ +5.7% YoY)
• Homes sold: 71 (⬇️ -2.7%)
• Active listings: 281 (⬆️ +31.9%)
• Median days on market: 87
• Nearly half of all active listings (48%) have already had a price reduction.

👉 Translation for Napa sellers: buyers are more selective, inventory is building, and pricing and presentation are absolutely critical.
