Sonoma County home prices are up. But that doesn't mean every home is selling easily.

C.A.R.'s June 2026 market report tells a more nuanced story:

• $875,000 median home price — up 2.9% from last year
• 1,011 active listings — down 10.8%
• 367 homes sold — down 3.2%
• 55 days median time on market
• 41% of active listings have reduced their asking price
• Homes that sold averaged 100% of their original list price

So what does this mean?

Sonoma County remains a market where pricing matters.

There are fewer homes available, and overall values remain resilient. But buyers are still selective. The fact that 41% of active listings have reduced their price is a good reminder that today's buyers are paying attention to value.

For sellers, the takeaway is especially important:

The goal isn't simply to get your home on the market. It's to position it correctly from day one.

The right pricing strategy, preparation and marketing can make a significant difference in how your home performs.

And while countywide statistics provide useful context, your neighborhood can tell a very different story.

The latest data is in, and the Sonoma County and Napa County real estate markets are telling a compelling story as we move into 2026.

In Sonoma County, the median home price sits at $810,000, reflecting a modest -5.1% year-over-year adjustment, while inventory has declined 10.8%. With homes averaging 80 days on market and selling at 100% of list price, we’re seeing a balanced-to-competitive market where well-positioned homes are still commanding strong attention.

Meanwhile, Napa County real estate shows a sharper pricing correction, with a median price of $837,000 (-17.8% YoY). However, buyer activity is increasing, with home sales up +18.2%, signaling renewed demand. Homes are taking longer to sell (105 days on market) and averaging 98.6% of list price, indicating a more negotiation-driven environment.
