🌬️It's been a wild day. A wild year, so far, in fact. If you have been paying attention to the news cycle, the stock/bond market, or a combination of the two - you're with me.
📈The 10Y Treasury ended the day at 4.185.
📉This does NOT mean that interest rates are 4.18 for a 30 year mortgage. It also does NOT mean that the sky is falling, OR that mortgage seekers have something to celebrate right now.
📊The geopolitics and international economics at play with our own domestic politics and economics are way bigger than what we can see on any single chart/graph, and right now the market is absorbing the myriad data points that continue to emerge and move and trying to respond (though sometimes reacting) and also see into the future (which none of us can do accurately). 🔮
I thoroughly enjoy discussing these topics and gaining new insights into market movement, as well as helping others do the same. However, these kinds of environments create a lot of unease that seems to get people in a panic about what they should do "right now"
SO: in the same breath I say - the best time to buy a house or refinance a mortgage is:
WHEN IT MAKES FINANCIAL SENSE FOR YOU. If you're wondering what that looks like, it won't likely be the same moment that the Jones' decide is right for them. Talk to a professional and be willing to give them all the information they're asking for.
Tell them what your goals are.
Tell them about changes in income you're anticipating, AND what makes you nervous.
Tell them what timeframe you're aiming for and then be willing to listen. 😘

It's Fed Day again! The Federal Reserve is expected to keep interest rates steady at 4.25%-4.50% PAUSING any actions to raise/cut rates as it awaits more economic data and clarity on President Trump’s policies.
Key factors influencing this decision include:
🎈 persistent inflation
💪strong job growth
🤔uncertainty surrounding potential tariffs and immigration policies.
The U.S. trade deficit has widened, and recent stock market volatility—driven by factors like DeepSeek taking hold of the news and the new administration's broad executive orders—has influenced bond yields. Mortgage rates, currently around 6.96%, may see temporary relief if investors continue to move money into bonds from stocks, but I personally don't see this trend continuing and feel that the Fed will need to do something more impactful if we're going to really see mortgage rates come down significantly - despite Trump’s 'demand' for lower interest rates.
Jerome Powell’s press conference this afternoon will not likely have a whole lot to 'add' and will likely be a statement of "we're going to wait and see" - but I'll be watching to see if there are any hints!
