No two loans are the same... at least not the ones that come to me. 😂
Here's some of what's in my pipeline this week:
👉🏼 A homeowner keeping their low 3% first mortgage and using a second mortgage to tap into their home's equity instead of refinancing the whole loan.
👉🏼 A veteran downsizing into a new home with 100% VA financing and seller concessions to pay a portion of their closing costs.
👉🏼 A first-time homebuyer receiving $18,000 in down payment assistance, plus additional funds to buy down their interest rate.
👉🏼 An investor using hard money to renovate a property, then refinancing into a no-income investment loan to continue building wealth.
👉🏼 A self employed borrower using her bank statements to qualify because her CPA is really good at his job!
👉🏼 A buyer exploring a renovation loan so they can finance both the purchase of their new home and the repairs with one mortgage.
There’s a couple of FHA and conventional loans sprinkled throughout... and I appreciate those just as much!

Let’s talk loan estimates.
Did you know these *can* be manipulated to make your payment look lower than it actually will be? (but that’s not happening around here, patna)
Taxes and insurance can be underestimated to make the numbers look better so Lender B can “win the deal.” It looks great upfront… then a week before closing your numbers shift and you’re scrambling.
That “low rate”? It may not be locked… or it comes with points that don’t even make financial sense.
The lender controls the fees in Section A. Everything else (title, prepaids, escrows, insurance ) isn’t fully in our control and can change.
If you’ve ever discussed a loan with me, you probably got tired of hearing me say your homeowner’s insurance is ONLY an estimate until you get a quote… and those title fees are just an educated guess until your title company is chosen. I’d much rather you be pleasantly surprised at the end than the other way around, but regardless, expectations are set. 👏🏼
