MORTGAGE MYTH:
You need 20% down to buy a home.
FACT:
There are many financing options available that allow qualified buyers to purchase a home with significantly less than 20% down. And while a larger down payment can have advantages, it isn't automatically the right strategy for every buyer.

The better question isn't always:
“How much should I put down?”

It's:
“What financing strategy makes the most sense for my situation?”

That's where having a conversation with a knowledgeable Loan Officer can make a difference.

The appraisal is changing. And it’s more than a new form. 🏠

Beginning November 2, 2026, the appraisal industry is moving to UAD 3.6—a major update that will replace the current legacy appraisal forms with a single, dynamic report.

So what does that mean for Realtors and homebuyers?

Appraisal data will become more standardized, structured and data-driven, changing how information about a property is collected, reported and reviewed.

You don't need to become an appraisal expert—but understanding the changes can help you know what to expect and have better conversations with your clients.

Big industry changes are easier to navigate when you know they're coming.

Back-to-school season is officially here, which means earlier mornings, bus stops, school drop-offs, after-school activities—and a whole lot more routine. 😅

But before we jump completely into fall mode, there’s still a little summer left to enjoy. ☀️

At A+ Mortgage, we believe our greatest strength is our people. Through our Loan Officer Spotlight series, we're introducing the experienced professionals behind our team and sharing the passion they bring to helping clients achieve their homeownership goals.

This week, we're proud to feature Cody Stratman, who brings a unique perspective to mortgage lending through his extensive experience in real estate investing.

Cody has been involved in real estate investing for more than 13 years and has spent the past five years in mortgage lending, all with A+ Mortgage. That combination of real estate and lending experience gives him a valuable understanding of the many considerations that go into one of the biggest financial decisions a person can make.

What Cody enjoys most about his work is getting to know his clients and helping them navigate what is often one of the biggest purchases of their lives. For him, it's about more than the transaction—it's about understanding the people behind it and helping them through the process.
