A recent report from Redfin highlighted a very interesting opportunity for potential homebuyers in today's market.

The report showed that 44.4% of home sales in Q1 included some sort of seller concession. This is up from 39.3% last year and JUST shy of the record high of 45.1% (at the start of 2023).

Now, why are we seeing so many concessions? We're seeing them because demand has decreased and inventory is increasing, shifting market power to the buyers.

This means that potential homebuyers have a GREAT opportunity in front of them. Right now, there is almost a 50/50 chance you can get a seller credit to help make your purchase more affordable.

These credits can be utilized in multiple ways, with one of the most impactful ways being through an interest rate buydown (especially a temporary buydown). These can save buyers HUNDREDS of dollars each month on their mortgage payment and are a great way to mitigate these higher interest rates.

Of course, this window of opportunity won’t last forever. Once rates drop and the market changes, more buyers will jump into the market, and sellers won’t be as inclined to give out these credits.

Looking for ways to pay your loan off faster?
Here are 3 tiny habits that will help you hit that goal!

1. Make bi-weekly payments. Bi-weekly payments essentially squeeze one extra payment out every calendar year, shaving ~4-6 years off your 30-year mortgage (depending on your current rate).

2. Recast your loan. Recasting allows you to recompute your mortgage payment schedule if you ever make a one-time, large payment towards your mortgage, without actually refinancing!

3. Round up every single purchase to the nearest dollar using an app like Acorn and apply your annual savings towards your mortgage.

Lower FHA Mortgage Insurance is available NOW!!
In an effort to promote more accessible and affordable homeownership, the federal government decreased the FHA monthly mortgage insurance premium by 30 basis points. This move should result in lower monthly payments and increased purchase power for hundreds of thousands of buyers!
