Think you’re fully covered? Think again.
Here are 5 gaps that could be hiding in your California homeowners policy that could catch you off guard when it matters most.
1. Earthquake Damage — California is earthquake-prone, but most standard policies exclude it. You need a separate earthquake policy or rider.
2. Flood Damage — Whether from heavy rain or rising water, floods and surface water are typically not covered. You’d need a separate flood insurance policy through FEMA or a private insurer.
3. Wildfire Smoke & Ash Damage — While some fire damage may be covered, insurers are increasingly limiting or excluding wildfire-related claims in high-risk zones.
4. Home-Based Business Liability — If you run a business from home and a client is injured or property is damaged, your standard policy likely won’t cover it.
5. Mold & Water Damage from Neglect — If mold or water damage results from a slow leak or lack of maintenance, insurers can deny the claim, calling it a “preventable” issue.
