Can I save up 20% first?
It's one of the most expensive questions I hear.
Many buyers spend years trying to save a larger down payment while home prices continue moving higher.
The goal isn't always to buy perfectly.
The goal is to buy strategically.
Before you decide to wait, let's do the math.

Today we honor the women who have served, sacrificed, and paved the way for future generations.

From the earliest days of our nation to those serving today, women have answered the call with courage, strength, and unwavering dedication to something bigger than themselves.

As a Navy veteran, I know firsthand the commitment it takes to wear the uniform. Today is a reminder that the legacy of service belongs to women too—and has for more than 250 years.

To all women veterans: thank you for your service, your leadership, and your sacrifice.
Happy National Women’s Veterans Day. 🇺🇸

Last week was one of those weeks I’ll never forget.

There were caps and gowns, family, celebrations, pictures, hugs, and more than a few moments where I found myself wondering how we got here so fast.

I’m not sure I’m ready to say goodbye to the little boy we raised, but I’m incredibly excited to see what the man he’s becoming does next.

Watching Speed walk across that stage was one of those moments that makes you realize all the early mornings, late nights, sacrifices, lessons, and memories somehow added up to this.

The truth is, I’m proud of the accomplishments, but I’m even more proud of the person he has become. Hard-working. Determined. Kind. Independent. The kind of young man who isn’t waiting for opportunities—he’s creating them.

Graduation was never the finish line. It’s just the beginning of the next chapter.

And while my mama heart is having a hard time keeping up, I couldn’t be more excited to watch where life takes him next.

Congratulations, Speed. We love you and we’re so proud of you. ❤️🎓

Not all “good financial decisions” help your mortgage approval.

Timing matters.
Credit structure matters.
Strategy matters.

The goal isn’t just improving your score.
It’s improving it the RIGHT way for homeownership.

People think mortgage is all numbers.

But behind every loan is:
fear,
hope,
stress,
dreams,
and usually a lot of uncertainty.

Sometimes buyers don’t need pressure.
They just need clarity.

This one got me. Elementary Grad Walk.

I was here 2 years ago with Z. I will be here again in 2 years for Sailor.

It’s seems like just yesterday they we were here but also such a long time ago.

It’s hard to describe the feeling of pride, sadness and excitement all together at one time. It’s like a pause in time.

It was so cool to see some of the old crew re-unite like no time had passed.

Home search sites are amazing tools for browsing.

But the estimated payment?
That’s where buyers can get into trouble.

The smartest buyers start with strategy first:
✔️ Real payment
✔️ Real taxes
✔️ Real buying power

Then the home search becomes way less stressful.

MAY IN REVIEW - WE ALL HAVE MORE IN US!

This month was filled with grand openings, networking events, training sessions, and conversations with people who are committed to growing.

One phrase that stuck with me from this month's training:

"Let's do the math."

Not just in business. In life.

If we want different results, we have to be willing to look honestly at where we are, what we're doing, and what needs to change.

Another reminder that hit home:

Pain = Change = Growth.

The reality is that growth is rarely comfortable. Whether it's building a business, leading a team, improving your health, strengthening relationships, or helping clients achieve their goals, the breakthrough usually comes after the challenge.

And maybe my favorite takeaway:

"We all have more in us."

More capacity.
More resilience.
More potential.
More impact.

I'm grateful for every conversation, every referral partner, every client, and every opportunity to continue growing alongside this incredible community.

Here's to carrying that momentum into June.
