Interest rates are MOVING!!!

The market has shifted, we all know that by now.
The folks that felt prices were to high are now RE-engaging, is that you?
If it is, do you know what price you can comfortably afford?
At what interest rate or what property tax amount?
It is VERY important that a Mortgage Professional has reviewed your credit report, bank statements, paystubs, and W2’s/tax returns prior to you walking into a door. Being prepared ahead of time will give you a much greater chance of success once you find THE home of your dreams.

Buyer beware!!!
Buying a new home from a homebuilder can be a very exciting process. What you may not know before you walk through that sales office is, almost every builder will offer you an incentive to use their in-house lender and if you don’t, you will lose thousands!! Well… that is generally not the case.
The most recent client that came to us was offered a “large credit” to be used towards closing costs, which this family needed. Unfortunately, this loan officer used all of those funds plus some to buy down the interest rate. He spent $20,000 to buy down a rate!!!
Pure Insanity!!
These clients now have to cover ALL of their closing costs, impounds and now a portion for the cost of the rate.
I always say, who you hire matters and in this case it mattered a lot! 💵💵
In house lenders don’t have to work that hard to earn your business, they are spoon fed by the builder. So, before you walk into a sales office, know what you are prequalified for, what interest rates currently are so you are the educated buyer and don’t get suckered into their smoke & mirrors.
