The refinance step is where BRRRR deals are won or lost. Once the rehab is done and a tenant is in, a DSCR cash-out refi can pull your capital back out so you can do it again. Plan the refi before you buy.

With a DSCR loan, the property's rent is what qualifies you. If it covers the payment, taxes, insurance and HOA, your W-2s and write-offs don't sink the deal. That makes it a strong fit for self-employed investors and anyone growing past a few doors.
