The more time I spend with farm operations, the clearer this becomes.

When I worked at a bank, lending money to farms and ranches was relatively difficult.

Borrowers were often hesitant to share information. Senior lenders and committees would overanalyze deals and ask questions that had little to do with the actual risk or the operation.

The question was usually:

Why should we do this?

Since starting Open Acre Capital, the conversation has changed.

Borrowers are open. They are willing to share the information. They want to build a plan.

I also work with companies that want to get good deals done.

The question now is:

How can we make this work, and does it truly help the farmer?

That is where real progress happens.

I met with a third-generation farm recently.

They were not in trouble, but rough water was ahead if they kept going through the motions.

Over several meetings, we worked through the finances, operations, input costs, marketing, debt and everything in between.

Yesterday was different.

They finally saw the full picture.

They called it a funnel.

And they were right.

The funnel was getting smaller.

Margins were tighter. Equipment payments were heavier. Excess cash was getting harder to hold onto.
