Well…this is pretty dang cool. 🏆

Apparently all those years of obsessing over communication, answering texts at ridiculous hours, fighting underwriting dragons, and refusing to treat people like loan numbers paid off.

Important FHA Update – Effective May 25, 2025

Heads up, y’all — HUD just released new FHA guidelines that tighten up who’s eligible for FHA-insured mortgages.

What’s changed?
FHA will no longer allow non-permanent residents to qualify for FHA-insured loans. Only U.S. citizens, lawful permanent residents, and certain citizens of Micronesia, the Marshall Islands, and Palau are eligible moving forward.

What this means:
If your buyers aren’t lawful permanent residents, they will no longer be eligible for FHA financing on new case numbers issued on or after May 25, 2025.

This applies to both forward and reverse mortgages.
