Today I had a conversation with a client who told me she was so glad I was working with her on her loan. She is buying a new construction home and has been through many twists and turns. Don't let the headlines about how interest rate increases have made houses less affordable fool you. Sure, homes have increased in value, and will continue to. That is why real estate has always been a very good investment. Also, it is not fair to compare to what rates were a year or two ago, as they were artificially the lowest we have ever seen and hopefully will ever see again. You need to compare rates to a more normal market, which is what I have done below. I show how buying a house now at current prices and rates will cost you $94 more than a year from now, but save you $1,222 in closing cost. $94 a month for a year is $1,128...So, you can see that over a year, the total cost factor is neutral...and you had a full extra year of 10-12% equity in your investment. Also, the great thing is that a year from now when rates do probably drop, you can re-finance and then set yourself up comfortably for as long as you stay in the home. Don't let the headlines influence your decision. Reach out to a mortgage professional, like me, and get real numbers behind what you should do.

Had a great week last week in the NC mountains! I was able to get a ton of work done locking in rates and meeting new agents, and still enjoyed waterfalls, hiking, seeing wildlife and trying out a few breweries.
