You do not need:
• Perfect credit
• 20% down
• Perfect timing

You need clarity.

In Middle Tennessee, I see renters in Mt. Juliet, Lebanon, Murfreesboro, and Nashville assume they are not ready when they are often closer than they think.

2026 isn’t a crash year. It’s a positioning year.

Economists are calling this a housing reset.
Not chaos. Not bidding wars. Not panic.
Balance.

And balanced markets reward prepared buyers.

Here’s what’s happening.

Nationally:

• Home sales are projected to rebound after a stagnant 2025
• Mortgage rates are expected to stabilize in the low 6% range
• Wage growth is beginning to outpace home price growth again

That combination creates something we haven’t seen in a while.
Predictability.

Now layer in Middle Tennessee.

• Tennessee continues adding roughly 80,000 residents per year
• Mount Juliet’s new Schneider Electric campus is bringing high-wage energy and tech jobs
• Tennessee remains one of the most tax-friendly states in the country

Population growth + job growth + business expansion supports long-term property values.

So what does that mean?

Waiting is not neutral.

• Prices are still projected to rise modestly in 2026
• Inventory is rebuilding, giving buyers more leverage
• If rates dip in 2027, refinance volume is expected to surge

You can refinance a rate.
You cannot refinance the price you paid.

The strategic play in a reset market is simple:

Buy when the market is balanced.
Negotiate while inventory is rising.
Refinance later if rates improve.
