We’re proud to celebrate Julia Simons as part of CFTEA - Center for Financial Training & Education Alliance’s Spotlight on Success series. Her dedication to building real world skills, staying curious, and investing in her education is a great example of how growth happens when opportunity meets initiative.

Julia’s journey is a reminder that learning isn’t just about credentials — it’s about confidence, adaptability, and supporting your team with stronger insight every day. We’re grateful to support colleagues who embrace growth and keep pushing themselves forward.

Well done, Julia, and congratulations on all you’ve accomplished — with more ahead!

Spotlight on Success: Julia Simons, Union Bank, VT & NH 🌟

“As a Commercial Credit Analyst, continued learning plays a vital role in my professional growth and success. My experience taking courses through CFTEA has been both rewarding and impactful, helping me build confidence, strengthen my skills, and deepen my understanding of the baking industry.

I have taken various courses as part of the General Banking Diploma; however, I can say that the lending-specific courses have benefited me the most in my career. These courses directly apply to my daily responsibilities, allowing me to better analyze credit risk, understand loan structures, and make informed decisions. The practical knowledge gained has strengthened my ability to support my team more effectively.

Looking ahead, my current goal is to complete the Credit Analyst Diploma. I see this as an important step in continuing to grow within my role. In the future, I may consider taking my education further by pursuing one of CFTEA’s degree programs. Knowing that these opportunities are available gives me motivation to keep learning and advancing.

The availability of continued education support from Union Bank is extremely important to me. The world and financial industry are constantly evolving, and staying current is essential. Continued learning allows me to adapt, improve, and remain confident in my work. In my opinion, if you’re not learning, you’re not living fully. Education keeps you engaged, curious, and prepared for change.

One thing I would want others to know about my CFTEA experience is that if you are unsure whether you can do it, or whether it with be worth it. You absolutely can, and it absolutely is. There may be moments of doubt, but the sense of accomplishment and growth makes all the effort worthwhile. You never know what you might gain, and expanding your education can only benefit you in the long run.

Finally, I cannot speak highly enough about Tammy and the support I have received. She has been incredibly helpful throughout my entire experience and truly knows how to guide and support students when they need it most. She has played a huge role in making my CFTEA education journey both manageable and enjoyable.

Overall, my experience with CFTEA has been a valuable part of my professional development, and I am grateful for the opportunity to continue learning and growing.”

Julia’s story is a great reminder that professional growth is built through curiosity, commitment, and learning that applies to real work.

Congratulations, Julia, on your continued success and dedication to growth. 🎉

Own—or Thinking About—a Condo Outside Vermont? This Matters.

If you own a condo in another state or are considering one as a second home or investment, recent lending updates are worth knowing about.

In Florida, Freddie Mac has removed certain approval requirements for condominium projects with attached units—making it easier for buyers to qualify without additional project designations.

While this update applies specifically to Florida, it reflects a broader shift toward more flexible condo lending in markets facing higher insurance costs and evolving risk factors.

If you’re exploring an out of state condo, your loan officer can help you understand how these changes may apply.

We loved seeing our retail team out and about at the Northern Gateway Regional Chamber of Commerce Annual Meeting at the Inn at Whitefield!

It was a great evening spent connecting with fellow local businesses, community leaders, and partners from across the region.

Thanks to the Northern Gateway Regional Chamber of Commerce for hosting such a meaningful night, and to our retail team for representing Union Bank so well.

Community connections like these are what keep us moving forward together.

Closing on a home just got easier.

At Union Bank, our residential closings are Hybrid Closings—which means you can review your closing documents ahead of time and sign many of them electronically the morning of closing.

What that adds up to:
✅ Less paperwork at the table
✅ More time to ask questions
✅ A smoother, more relaxed closing day with your attorney

It’s one more way we make the homebuying process simpler and more transparent.

Talk with your Union Bank loan officer to learn how a Hybrid e‑Close can work for you.

This Thankful Thursday, we’re proud to support Green Up Day, Vermont’s beloved statewide tradition of coming together to care for the places we call home.

On Saturday, May 2, thousands of neighbors across the state will pitch in to clean up roadsides, waterways, and public spaces after a long winter; a simple but powerful reminder of what’s possible when communities work together.

As a local bank, we’re thankful for organizations like Green Up Vermont and the volunteers who help keep our towns clean, beautiful, and welcoming for everyone.

Why Condo Reserves Matter More Than Ever

One of the biggest themes in these changes is financial stability.

Freddie Mac is tightening expectations around condo association reserve funding to help prevent sudden special assessments and costly repairs down the road.

Key highlights:
• Reserve studies must reflect realistic, higher funding recommendations
• Starting in 2027, condo associations must set aside at least 15% of their annual budget for reserves (up from 10%)

For owners, this means fewer surprise bills. For buyers, it adds confidence that a condo project is built to last.

We had a special surprise visit at our North Conway branch recently when a longtime customer stopped by — accompanied by her very well‑behaved fur companion, Jack.

Jack made a quick appearance and even paused for a photo with Caylin, giving our team a smile and a moment we won’t soon forget.

These small, unexpected interactions are a reminder of what makes our communities across Vermont and New Hampshire so memorable — the people, the stories, and the moments that feel uniquely local.

It’s also the spirit behind our 2027 Community Calendar Photo Contest, which celebrates pets, wildlife, and the character that defines our region.

Thanks to Larie and Jack for brightening our day.

Good News for Small Condo Buildings (2–10 Units)

Own—or looking at—a smaller condo building? Freddie Mac has expanded its “Exempt From Review” option.

What this means:

• Many condo projects with 2 to 10 units may now qualify for mortgages with less paperwork and fewer reviews

• Projects with 5–10 units can also qualify as long as they are not part of a larger master association

This change may make financing easier and faster for buyers in smaller condo communities, while still ensuring the project is financially sound.

Sometimes the simplest moments say the most.

This handwritten thank‑you card from a student in our Save for Success program is a powerful reminder of why Financial Literacy Month matters. Learning how to save, manage money, and plan ahead isn’t just about dollars and cents; it’s about building confidence and creating possibilities. Since 1995, Union Bank’s Save for Success program has helped students across Vermont and New Hampshire develop these lifelong skills early on.

The program is made possible through partnerships with local schools, families, and dedicated volunteers, and it’s led with incredible care by our Save for Success Coordinator, Monica, whose passion for financial education shines through in every classroom and conversation.

During Financial Literacy Month (and all year long) we’re proud to be part of moments like this, where habits take root, confidence grows, and kids begin to see what’s possible for their future. Thank you to every student, teacher, parent, and volunteer who makes Save for Success so special.
