I think a lot of people assume everyone else has this figured out financially except them.

They don’t.

Most people are trying to balance:

-rent
-debt
-groceries
-childcare
-life

while also wondering if buying a home is even realistic anymore.

One thing I wish more people understood is you do not need to have a perfect financial situation to start asking questions.

A lot of buyers who seem “ready” now started by simply having a conversation and building a plan months or years earlier.

I talk to so many people who feel guilty for wanting a different house.

And honestly, I understand why.

People think:
“We should just be thankful for what we have.”

But there’s nothing wrong with acknowledging your current home no longer works the way it used to.

Maybe you need:

-an office
-more storage
-a safer layout for kids
-less maintenance
-more room for family gatherings

Life changes quickly.

A lot of homeowners don’t realize they may already have options because of the equity they’ve built over time.

This comes up all the time: “Do we have to sell our house before we buy the next one?”

Not always.

There are a few ways to approach it:

Buy first, then sell. Sell first, then buy. Structure both at the same time.

Each option has pros and cons depending on:
-Your equity
-Your comfort level
-The market conditions

There’s no universal right answer — just the right strategy for your situation.

A lot of people still think you need 20% down to buy a home. That’s one of the biggest misconceptions I run into.

In reality, there are options that require a lot less — sometimes even zero down depending on the situation.

What matters more than the down payment is:

Your overall monthly comfort
How much you want to keep in savings
Your long-term plan

I’d rather someone keep reserves and feel stable than put every dollar into the purchase.

If you’ve been holding off because of a number you heard somewhere, it might be worth getting actual numbers based on your situation.

One of the most frustrating conversations I have is when a deal slows down… and the buyer had no idea why.

It’s usually not something big.

It’s things like:

-Moving money between accounts without telling anyone
-Opening a new credit card mid-process
-Large deposits that can’t be sourced

None of those feel like a big deal in real life. But in a loan file, they matter.

I’m not here to make things complicated — I’m here to make sure there are no surprises.
