New-home sales just hit the brakes — and buyers may be gaining leverage. 🏠📉

July new-home sales fell 10.5% month-over-month, while available inventory climbed to 488,000 homes and months of supply jumped to 9.6 months.

Why does that matter?

When supply moves well above six months, buyers can potentially gain more negotiating power — especially when it comes to price reductions, seller concessions, closing-cost credits, and rate buydowns.

For investors and builders, the message is just as important: know your market, understand your exit strategy, and structure your financing accordingly.

The market isn’t stopping. The leverage is shifting.

That’s one of the biggest advantages of a DSCR loan.

Instead of qualifying primarily through W-2s, tax returns and traditional personal-income calculations, DSCR financing focuses on the property’s rental income and its ability to support the debt obligation.

The concept is simple:

Rental Income ÷ Debt Obligation = DSCR

📊 1.00 DSCR → Income covers the debt
📈 1.15 DSCR → 15% income cushion
🚀 1.25 DSCR → 25% income cushion

But here’s where investors should think differently:

Don’t just ask, “What’s the rate?”

Ask:

“What does the deal DSCR at?”

Because the rate impacts the payment → the payment impacts the DSCR → and the DSCR can impact your financing options.
